AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 71R-396 and 73R-69 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OT'
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adoptinq
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of Tract No. 936 in the City of Anaheim,
County of Orange, State of California, as shown on a
map thereof recorded in Book 30 page 2 of Miscellaneous
Maps in the office of the County Recorder of said County,
described as follows:
Commencing in the Easterly line of said Tract at a point
distant thereon S 10 09' 50" W 330.00 feet from the
intersection thereof with the Southerly line of Santa
Ana Canyon Road being also the Northerly line of the
portion of said Tract as shown on the map thereof
recorded in Book 74 page 2 of Record of Surveys of said
County; thence S 77° 28' 36" W 170.20 feet to the Westerly
line of Imperial Highway, 106.00 feet wide, as described
in deed recorded in Book 9835 page 921 of Official Records
of said County and the True Point of Beginning; thence
continuing S 77° 28' 36" W 336.48 feet; thence S 45° 44'
53" W 28.00 feet to the beginning of a curve the radius
point of which bears S 45° 44' 53" W 250.00 feet from said

beginning; thence Southerly 296.20 feet along said curve
through a central angle of 67° 53' 06" to a line parallel
with and 30.00 feet northerly of the Northerly line of
Avenida Bernardo North as shown on map of Tract No. 7288
recorded in Book 287 pages 18 to 25 inclusive of said
Miscellaneous Maps; thence along said parallel line S 89°
12' 19" E 361.49 feet to the beginning of a tangent curve
concave northwesterly with a radius of 22.00 feet said
curve also being tangent to the Westerly line of said
Imperial Highway; thence northeasterly along said curve
39.21 feet through a central angle of 102° 07' 155' to
said westerly line being a curve concave Southwesterly
with a radius of 1081.21 feet; thence along said Westerly
line, Northwesterly along said curve 60.35 feet through
a central angle of 3° 11' 54", tangent to said curve N
140 31' 28" i9 199.39 feet and Northwesterly along a tangent
curve concave Northeasterly with a radius of 1553.00 feet
a distance of 96.43 feet through a central angle of 3°
33' 27" to the True Point of Beginning.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in C-1, GENERAL COM2V1ERCIAL ZONE, subject to the
following conditions:
1. That subject property shall be served by underground
utilities.
2. That drainage of subject property shall be disposed
of in a manner satisfactory to the City Engineer.
3. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the Fire Department.
4. That trash storage areas shall be Provided in
accordance with approved plans on file with the office of the
Director of Public Works.
5. That any parking area lighting proposed shall be
down -lighting of a maximum of 20 feet high in accordance with
approved plans submitted by the Applicant marked Exhibit No. 6.
Said lighting shall be directed away from the property lines to
protect the residential integrity of the area.
6. That the unpaved portion of Santa Ana Canyon Road
right-of-way and the median strip in Imperial Highway for the
length equal to the frontage of subject property shall be land-
scaped and that plans for said landscaping shall be submitted to
and approved by the Superintendent of Parkway Maintenance.
Following installation and acceptance, the City of Anaheim shall
assume the responsibility for maintenance of said landscaping.
7. That dense landscaping shall be provided in the
easement area adjacent to the residential uses abutting subject
property to the south..
8. That an integrated sign
center shall be provided as submitted
for approval and marked Exhibit No. 1.

identifying the shopping
to the Planning Commission
9. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibits Nos. 1, 2, 3, 4, 5, 6 and 7,
provided, however, that plans for any roof -mounted equipment
screening shall be submitted to and approved by the Development
Services Department to assure that they are in accordance with
the Planning Commission's recommendations.
10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8 and 9
above mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map snowing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of, this
Ordinance and shall cause the same to be printed once within
fifteen (1.5) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDIitiANCE is approved and signed by me
