AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 72g-414 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOTI, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
All that certain land situated in the State of
California, County of Orange, City of Anaheim,
described as follows:
That portion of the Southeast quarter of the South-
east quarter of Section 15, Township 4 South, Range
11 West in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, page 11 of Miscellaneous leaps,
records of Orange County, California, more particularly
described as follows:
That portion of the North 5 acres of the following:
Beginning at the Southeast corner of said Section 15,
and running thence North 10.86 chains; thence West
10 chains, more or less, to the West line of the East
20 acres of the Southeast quarter of the Southeast
quarter of Section 15; thence South 10.86 chains, and
thence East 10 chains, more or less, to the point of
beginning, described as beginning at the intersection

of the South line of said 5 acres with the East line of
said Section 15, said point of beginning being 386.76
feet, more or less, North 00 15' 45" West of the
Southeast corner of said Section 15; thence South 890
36' West 665.30 feet, more or less, to the West line of
the East 20 acres of the Southeast quarter of the South-
east quarter of said Section 15; thence North 0° 13'
West along said West line, 132 feet; thence North 890
36' East 665.20 feet, more or less, to the East line of
said Section 15, and thence South 01 15' 45" East along
said East line, 132 feet to the point of beginning.
now is R -A, AGRICULTURAL ZONE and that it be changed to and
incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE subject to
the following conditions:
1. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
2. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the Fire Department.
3. That a 6 -foot masonry wall shall be constructed
along the north and west property lines.
4. That all air conditioning facilities shall be
properly shielded from view and the sound buffered from adjacent
properties.
5. That subject property shall be served by under-
ground utilities.
6. That a modified cul-de-sac shall be provided at the
terminus of Marian Way subject to the approval of the City
Engineer.
7. That drainage of subject property shall be disposed
of in a manner that is satisfactory to the City Engineer.
8. That subject property shall be developed substan-
tially in conformance with plans and specifications on file with
the City of Anaheim marked Exhibits Nos. 1, 2, 3 and 4.
9. That the owners of subject property shall pay
to the City of Anaheim the appropriate park and recreation in -lieu
fees as determined to be appropriate by the City Council, said
fees to be paid at the time the building permit is issued.
10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8 and 9,
above mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is herebt7
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify_ to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its final
passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
