AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. _ 71R-364 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting_
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Tract No. 7416, as shown on a Mao recorded in Book 311,
pages 37 thru 42 of Miscellaneous Maps, on November 28,
1972, in the Office of the Recorder of Orange County,
California.
now is the R -A, AGRICULTURAL ZONE and the COUNTY OF ORANGE Al,
GENERAL AGRICULTURAL DISTRICT, and that it be changed to and-
incorporated
ndincorporated in the R-2, MULTIPLE -FAMILY RESIDENTIAL ZONE, subject
to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of
Public Works.
2. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department.
3. That a 6 -foot masonry wall shall be constructed on the
west and northwest (adjacent to the school property) lines; and
that a bond in an amount and form satisfactory to the City of
Anaheim shall be posted with the City to guarantee the installation
of a 6 -foot masonry wall along the northeast and east property
lines.

4. That all air conditioning facilities shall be properly
shielded from view, and the sound buffered from adjacent properties.
5. That subject property shall be served by underground
utilities.
6. That the interior walls of the proposed carports shall
be stuccoed; that enclosed storage cabinets shall be provided
along the rear wall of each carport;. and that adequate bumper
guards shall be provided to protect the interior walls of the
proposed carports from damage.
7. That the owners of subject property shall pay to the
City of Anaheim. the appropriate pare and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees
to be paid at the tine the buildings permit is issued.
8. That Conditions Nos. 1, 2, 3; 4, 5 and 6, above
mentioned, shall be complied with prior to final buildings and
zoning inspections.
9. That the completion of these reclassification proceedings
is contingent upon the granting of Variance No. 2268 and Tentative
1-1ap of Tract No. 7416; Revision No. 1.
10. Prior to filirla of the final tract man, the applicant
shall submit to the City Attorney for approval or denial a
complete synopsis of the proposed functioning of the operating
corporation, including but not lirLAted to the articles of incorpora-
tion, by-laws, proposed rules and regulations, methods of operation,
funding, assessment, methods of management, bonding to insure
maintenance of common property and buildings, and such other
information as the City Attorney may desire to protect the City,
its citizens, and the purchasers of the project.
11. That the covenants, conditions, and restrictions shall
be subject to and approved by the City Attorney's Office prior
to City Council approval of the final tract map, and, further,
that the apt roved covenants, conditions, and restrictions shall
be recorded concurrently with the final tract map. Included in
the C.C. & R's shall be the provisions that the conanunity associa-
tion and/or the individual owners shall have the responsibility
to have the trash containers placed at the curb- of all public
streets for pick --up.
12. That the developers of subject property shall provi.;�e
along the west property line adjacent to the established R--1 homes,
either single-family homes or in lieu thereof, a 20 -foot densely
landscaped strip of land, which shall be in addition to the required
rear yard, in order to provide an adequate buffer strip between
the apartment comolex and the single-family homes.
13. That plans for the development of duplexes, proposed
for the westerly portion of the property, shall be submitted to
and approved by the Planning Commission prior to the issuance of
a building permit, as stipulated to by the petitioner.
SECTION 2.
The City Zoning`Iap shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated., and incorporated in and
made a part of the zone or zones as above set forth, and said.
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning I -lap showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its final
passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
