AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC77-178 determining that a change or changes
in tFe zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of Lot 1 in Block A of Tract No. 13, in
the City of Anaheim, County of Orange, State of Cali-
fornia, as per map recorded in Book 9 Page 12 of
Miscellaneous Maps, in the office of the County Re-
corder of said County described as follows:
Beginning at the Northeasterly corner of said Lot 1,
thence South 0° 07' 30" gest, along said East line
of Lot 1 36.00 feet; thence North 89° 31' 00" West
7.00 feet to the true point of beginning of this
description; thence continuing North 890 311 00 West
105.31 feet; thence South 00 07' 30" West 280.81 feet
to a point on the North line of the South 320.00 feet
of said Lot 1; thence South 890 31' 44" East, along
the North line of said South 320.00 feet, 105.31 feet;
thence North 00 07' 30" East, parallel with the East
line of said Lot 1, 280.79 feet to the true point of
beginning,
now is "RM -1200" RESIDENTIAL, MULTIPLE-FA14ILY ZONE and "CL" COMMER-
CIAL, LIMITED ZONE to "CL" COFQMERCIAL, LIMITED ZONE, subject to the
following conditions:

1. That sidewalks shall be installed along Empire Street
and Lincoln Avenue as required by the City Engineer and in accord-
ance with standard plans and specifications on file in the Office
of the City Engineer.
` 2. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of Pub-
lic Works.
3. That fire hydrants, shall be installed and charged, as
required and determined to be necessary by the Chief of the Fire
Department, prior to commencement of structural framing.
4. That subject property shall be served by underground
utilities.
5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. That appropriate water assessment fees, as determined by
the Director of Public Utilities, shall be paid to the City of
Anaheim prior to the issuance of a building permit.
7. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit Nos. 1 and 2; provided, however, that
the southerly driveway on Empire Street will be closed .and re-
placed with standard curb, gutter and sidewalk.
8. That an eight (8) foot high block wall shall be construc-
ted along the south property line and also that a ten (10) foot
wide, densely landscaped buffer setback shall be provided adjacent
to said wall.
9. That in addition to the required "CL" landscaped setback
along Empire Street, a minimum forty-two (42) inch high block wall
and dense landscaping, to screen the parking lot from the residen-
tial uses to the east, shall be provided along Empire Street north-
erly from the south property line of subject property to the west-
erly prolongation of the north side of Embassy Avenue.
10. That all parking area lighting will be directed down and
away from adjacent residential areas.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 8th day of November ,
1977.
