AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. 70R-285 determining that a change or changes
in the zone or zones herei.na ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions'precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of Lot 13 of Helen and Lynch's Sub-
division of the west half of Section 16, Township
4 South, Range 10 West, San Bernardino Base and
Meridian, in the City of Anaheim, shown as Parcel
2 of Parcel Map recorded in book 30, page 26 of
Parcel Map records of said Orange County,
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be
changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE, upon
the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director of Pub-
lic Works.
2. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department.
3. That a parcel map to record the approved division of sub-
ject property be submitted to and approved by the City of Anaheim
and then be recorded in the office of the Orange County Recorder.

4. That subject property shall be served by underground
utilities.
5. That all air-conditioning facilities shall be properly
shielded from view.
6. That parking area lighting proposed shall be down -
lighting of a maximum height of six feet (61), which lighting
shall be directed away from the property lines to protect the
residential integrity of the area.
7. That the final parking plan shall be approved by the
Planning Department, and any landscaped areas in the parking
area shall be protected with six-inch (6") high concrete curbs,
and concrete wheel stops shall be provided for parking spaces as
required by the Planning Department.
8. That tree screen landscaping at twenty -foot (201) cen-
ters shall be planted in a six-foot (61) planting strip along the
easterly boundary of subject property, as stipulated to by the
petitioner.
9. That Condition Nos. 1, 2, 3, 40, 5, 6, 7 and 8, above
mentioned, shall be complied with prior to final building and zon-
ing inspections.
SECTION 2.
The City Zoning blap shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Nap, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 11th day of October ,
1977.
