AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 77R-448 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PORTION A - The Westerly 216.00 feet of Lot 1 of
Tract No. 2222, as shown on a map thereof recorded
in Book 113, Pages 23 through 25 inclusive ofMis-
cellaneous Maps, records of said County, except the
Southerly 100.00 feet thereof and which parcel is
described as beginning at the Northwesterly corner
of said Lot 1; thence South 89° 05' 00" East, 216.00
feet; thence South 0° 55' 20" Lest, 200.24 feet to
a line parallel with and 100.00 feet Northerly mea-
sured at right angles from the tangential portion of
the Southerly line of said Lot 1; thence along said
parallel line North 890 15' 53" West, 216.00 feet to
the westerly line of said Lot 1; thence along said
Westerly line =north 00 55' 20 East, 200.93 feet to
the point of beginning; and

PORTION B - The Southerly 100.00 feet of the Westerly
216.00 feet of Lot 1 of Tract No. 2222, as shown on
a map thereof recorded in Dook 113, Pages 23 through
25 inclusive of �Ttiscellaneous "gaps, records of said
County and which parcel is described as beginning at
the point of intersection of the `westerly line of
said Lot 1 and a line parallel with and 100.00 feet
Northerly measured at right angles from the tangen-
tial portion of the Southerly line of said Lot 1;
thence along said parallel line South 39° 15' 53"
Bast, 216.00 feet; thence South 0° 55' 20" tlest,,
100.00 feet to said Southerly line; thence along.said
Southerly line north 39° 15' 53" West, 200.95 feet to
the beginning of a curve concave Northeasterly hav-
ing a radius of 15.00 feet; thence along said curve
through a central angle of 901 11' 13" an arc dis-
tance of 23.61 feet -Co said Westerly line; thence
along said Westerly line North 0° 55' 20" East, 04.95
feet to the point of beginning,
now is "CG" COp4U•ZERCIAL, GENERAL ZONE and that PORTIOca A be changed
to and incorporated in "21u1-1200" RESIDENTIAL, _JULTIPLE-FA1ILY ZONE
and that PORION B be changed to and incorporated in "CL" C0111MERCIAL,
LIMITED ZONE, subject to the following conditions:
1. That appropriate water assessment fees, as determined by
the Director of Public Utilities, shall be paid to the City of
Anaheim prior to the issuance of a building permit.
2. That Portion A (rU4-1200) of subject property shall be
developed substantially in accordance with plans and specifications
on file with the Citv of Anaheim. narked Exhibit T1os. 1, 2 and 3.
3. That prior to issuance of a building permit for Portion
B (CL), final specific site plan, floor plans and elevations shall
be submitted to the Planning Commission and City Council for
approval.
SECTION 2.
The City Zoning Map shall be, and -the same is hereby,
amended and the property above-described shall be excluded from,
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning reap to be adder:
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
