AN ORDINANCE OF THE CITY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 151 --
Series 1961-62 in Reclassification No. 61-62-46 recommending an
amendment to Title 18 of the Anaheim Municipal Code and a change
or changes in the boundaries of the zone or zones hereinafter
mentioned and described, after having held a public hearing there-
on in the manner and as prescribed in said Title 18 of the Anaheim
Municipal Code to consider such proposed change or changes of
zone or zones, and after having received evidence and reports
from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 2nd day of
Januar , 19 62 , as the time, and the Council amber in
t e City HN—al-1—of the City of Anaheim as the place, for a public
hearing upon said proposed amendment to Title 18 of the Anaheim
Municipal Code and said change or changes of zone or zones, and
did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution(s) No.(s) 62R-32, 62R-183, 62R-304 and
67R-304, finding and determining that Title 18 of the Anaheim
Municipal Code should be amended and that a change or changes in
the boundaries of said zone or zones should be made as set forth
in said resolution(s); and
WHEREAS, in accordance with said resolution(s), certain
conditions and requirements were made as conditions precedent to
the making of a change or changes of said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with, as to the
property hereinafter described;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a
sectional zoning map or maps showing such change or changes as
follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
All that real property situated in the City of Anaheim,
County of Orange, State of California, more particularly
described as:
Lot 14 of Block "D° of Tract No. 406, California Square,
as shown on a Map recorded in Book 16, Page 7 of Miscel-
laneous Maps, Records of Orange County, California.
now is R-1, ONE -FAMILY RESIDENTIAL ZONE, and that it be changed
to and incorporated in C-1, GENERAL COMN]ERCIAL ZONE, upon the
following conditions:
1. That the existing residential structures on subject
property shall either be removed or developed to commercial
standards, and, in the latter event, final building or remodeling
plans shall be submitted to and approved by the City Council.
2. That a landscaped strip of a minimum width of six
feet shall be provided abutting the front property line of sub-
ject property; that plans for landscaping said strip shall be
submitted to and approved by the Superintendent of Parkway
Maintenance of the City of Anaheim; and that said landscaping
shall be installed prior to final building inspection.
3. That a 50 -foot minimum building setback, from the
easterly boundary of the alley at the rear of subject property,
shall be established and maintained for any two-story structures
erected on subject property, and no windows shall be permitted
in the rear of the second story of any such two-story buildings.
4. That any signs proposed to be installed on subject
property, other than unlighted signs having a maximum area of
eight square feet, shall be submitted to and approved by the
City Council.
5. That off-street parking facilities shall be pro-
vided as required by the Anaheim Municipal Code prior to final
building inspection.
6. That any residential structures located on subject
property shall not be used for commercial nor combined commercial
and residential purposes unless remodeled to commercial standards.
7. That the owners of subject property shall improve
the alley along the rear or east side of said property to
commercial standards as required by the City Engineer, and in
accordance with standard plans and specifications on file in
the Office of the City Engineer.
8. That a sufficient building setback from the existing
alley shall be established to permit proper turning radius into
the parking spaces.
9. That sufficient area shall be provided, to the
satisfaction of the Director of Public Works and Superintendent
of Streets, for the storage of trash containers and receptacles
on private property and not in the alley.

10. That pipes or concrete posts shall be installed
on the side of the alley opposite the subject property, to the
satisfaction of the Director of Public Works and Superintendent
of Streets, to protect the residential properties from damages
to fences by cars that might be turning into, or backing out
of, subject property into the alley.
SECTION 2.
The City Zoning Map shall be, and tize same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning leap as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
