AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 of the ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution(s)
No(s). 68R-265 determining that a change
or changes in the zone or zones hereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL "A"
The northerly 617.5 feet of the west half of the
west half of the northeast quarter of the northwest
quarter of Section 24, being a part of Lot 41 in
Township 4 South, Range 10 West, in the Rancho San
Juan Cajon de Santa Ana, County of Orange, State of
California, as per map recorded in Book 2, pages
256 and 257 of Patents in the Office of the County
Recorder of Los Angeles County, California.
PARCEL "B"
The west half of the west half of the northeast
quarter of the northwest quarter of Section 24, being
a part of lot 41 in Township 4 South, Range 10 West,
in the Rancho San Juan Cajon de Santa Ana, County of
Orange, State of California, as per map recorded in
Book 2, pages 256 and 257 of Patents in the Office
of the County Recorder of Los Angeles County, California.
EXCEPTING therefrom the northerly 617.5 feet thereof.

now is County of Orange A-1, AGRICULTURAL DISTRICT zoning,
and that it be changed to and incorporated in R-3, HULTIPLL-
FAMILY RESIDENTIAL 'LONE, upon the conditions hereinafter set forth;
and that Parcel "B" above described remain in the zone in which
it is now incorporated, and that the reclassification to R-3,
MULTIPLE -FAMILY RESIDENTIAL ZONE, be denied; that said Parcel
"A" be changed to R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon
the following conditions:
1. That the owners of subject property shall pay to the City
of Anaheim the sum of $25.00 per dwelling unit, to be used
for park and recreation purposes, if paid prior to May 1,
1969; if said park and recreation fee is paid subsequent to
May 1, 1969, it shall be in the sum of $150.00 per dwelling
unit.
2. That ordinances reclassifying subject property shall be
adopted as and when each parcel is ready to comply with
conditions pertaining to such parcel; PROVIDED, HOVvEVER,
that the word "parcel" shall mean presently existing parcels
of record and any parcel or parcels approved for a lot
split by the City Council.
3. That trash storage areas shall be provided in accordance
with approved plans on file in the Office of the Director
of Public Works and Superintendent of Streets, prior to
final building and zoning inspection.
4. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department,
said fire hydrants to be installed prior to final building
and zoning inspections.
5. That the proposed north -south street shall be named
Belhaven Street and the proposed east -west street shall
be named Omega Avenue.
6. That a six-foot masonry wall shall be constructed along the
south property line of the street boundary, as shown on
Area Development Plan No. 94, Alternate B; that reasonable
landscaping with 15 --gallon trees, including irrigation
facilities, shall be installed the full distance of said
wall, plans for said landscapint to be submitted to and
approved by the Superintendent of Parkway Maintenance;
and that the owners of subject property shall enter into
an agreement with the City to perpetually maintain the
above-mentioned landscaped median, the agreement to be
a covenant to run with the land; that this condition shall
be complied with prior to final building and zoning inspections.
7. That adequate easements, as determined to be necessary by
the City Engineer, shall be grantee: to the City for sewers,
drainage, and public utilities along the westerly property
line of Parcel "13", said easements to be granted prior to
-the approval of improvement plans for the improvement of
Ball Road, Belhaven Street and Omega Avenue, by the City
Engineer.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
