AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING -TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT -
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 1304 --
Series 1964-65 in Reclassification No. 64-65-19 ,
recommen ing an amendment to Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon,in the manner and as prescribed in said
Title 18 of the Anaheim" Municipal Code to consider -such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 22nd day of
September , 19 64 , as the time, and the CouncMChamber
in the City Hall o City of Anaheim as the place, for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in
said Title 18 of the Anaheim Municipal Code; and
WHEREAS, at tie time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 64R-707 , finding
and determining that Title 18 of the na eim Municipa Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion (s); and
WHEREAS, in accordance with said Resolution (s) 641),-707
, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS.
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a
sectional Zoning Map or Maps showing such change or changes as
follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of the Southwest quarter of the Northwest
quarter of Section 28, Township 4 South, mange 10 West,
in the City of Anaheim, as said section is shown on a
map thereof recorded in Boot: 51, page 10, Miscellaneous
Maps, records of said Orange County, together with a
portion of Lot 1 of the Townsend Subdivision as shown
on a map thereof recorded in Book 5, page 40, Miscel-
laneous Maps, records of said Orange County, and a
portion of the abandoned street adjoining said lot on
the .South, described as a whole as follows:
Beginning at the Southwest corner of the North 264 feet
of the South half of the Southwest quarter of the North-
west quarter of said Section 28, and running thence
North 0° 56' 30" West along the West line of said
Southwest quarter of the Northwest quarter, 285.57 feet
more or less, to the Southerly line of the Anaheim -
Barber City Channel, 50 feet wide, as described in the
deed recorded June 9, 1960, in Book 5280, page 150,
Official records, said point being on a curve concave
Northwesterly and having a radius of 2413.45 feet a
radial line to said point bearing South 70 53' 42�`
East; thence Easterly alon� said curve through a
central angle of 5° 44' 12 an arc distance of 241.64
feet to an angle point in the Westerly boundary of
Tract No. 3946, as shown on the map of said tract
recorded in Book 140, pages 33, 34 and 35, Miscellaneous
Maps, records of said Orange County; thence
South 00 56' 30" East along said Westerly boundary,
327.35 feet to the South line of the North 264 feet of
the South half of the Southwest quarter of the North-
west quarter of said Section 28; thence Westerly along
said South line, 238 feet to the point of beginning.
now is -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in C-0, COMMERCIAL OFFICE ZONE, upon the
following conditions:
1. That subject property shall be developed
substantially in accordance with plans and
specifications on file with the City of Anaheim,
marked "Exhibits Nos. 1 and 2"; provided, however,
that all structures shall be located a minimum of
20 feet from the easterly boundary of subject
property; and, provided further, that all
present and future development on subject property
shall be limited to one-story construction, as
stipulated by the petitioner; and that final plans
of development shall be subject to the approval
of the City Council prior to the issuance of a
building permit.
2. That plans of development for the medical building
to be constructed on the southerly portion of
subject property at a future date shall be submitted
to the Planning Commission for report and
recommendation to the City Council for approval.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
Is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within.
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
