ORDINANCE NO. 2756
AN ORDINANCE OF THE CITY OF A14AIIEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 68R-512 determining that a change
or changes in the zone or zones ereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with, as to the property hereinafter described.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Parcel "A"
That portion of the north half of the northwest quarter
of Section 18, Township 4 South, Range 10 West, in the
Rancho Los Coyotes, in the City of Anaheim, County of
Orange, State of California, as per map recorded in Book
51, page 10 of Miscellaneous Maps, in the Office of the
County Recorder of said County, described as follows:
Beginning at a point on the north line of the northwest
quarter of said Section 18, South 880 58' 00" West 1225.09
feet from the northeast corner of said northwest quarter
being the intersection of said north line with the northerly
prolongation of the westerly line of Tract No. 1940 as per
map recorded in Book 82, page 8 of said Miscellaneous Maps;
thence South 000 11' 18" East along said prolongation and
westerly line of said Tract No. 1940, 276.00 feet; thence
South 880 58' 00" West parallel to the north line of the
northwest Quarter of said Section 18, 651.65 feet more or
less to a point on the east line of the west 20.00 acres
of the north half of said northwest quarter; thence North

Los Coyotes, in the City of Anaheim, County of Orange,
State of California, as per map recorded in Book 51, page
10 of Miscellaneous Maps, in the Office of the County
Recorder of said County described as follows:
Beginning at a point on the north line of the northwest
quarter of said Section 18, South 880 58' 00" West 1225.09
feet from the northeast corner of said northwest quarter
being the intersection of said north line with the north-
erly prolongation of the westerly line of Tract No. 1940
as per map recorded in Book 82, page 8 of said Miscellaneous
Maps; thence South 00 11' 18" East along said prolongation
and westerly line of said Tract No. 1940, 276.00 feet;
thence South. 880 58' 00" West parallel to the north line
of the northwest quarter of said Section 18, 100.00 feet
to a point; thence North 010 11' 1811 West parallel to said
westerly line of Tract No. 1940, 276.00 feet to a point
on the north line of said northwest quarter of Section 18;
thence along said north line North 880 58' 00" East 100.00
feet to the point of beginning.
EXCEPT THAT PORTION THEREOF described as follows:
Beginning at a point on the north line of said northwest
quarter of Section 18, South 880 58' 00" West 1267.32 feet
from the northeast corner of said northwest quarter; thence
South 00 11' 15" East 175.00 feet; thence North 890 02'
West 44.00 feet; thence North 00 11' 15" West 16.00 feet;
thence South 89° 02' East 34.00 feet; thence North 000 11' 15"
West 159.00 feet to a point on the north line of said north-
west quarter; thence North 88° 58' 00" East 10.00 feet to the
point of beginning.
ALSO EXCEPT the North 66.00 feet thereof.
be excluded from R -A, RESIDENTIAL -AGRICULTURAL ZONE, and incorpora-
ted in the following zones, upon the conditions hereinafter set
forth:
That Parcel `°A" hereinbefore described shall be changed to
and incorporated in the C-1, General Commercial Zone;
That Parcel "C" hereinbefore described shall be changed to
and incorporated in the C-0, Commercial Office Zone.
That said change of zones shall be made upon the following condi-
tions, which shall apply to the particular parcels designated:

Parcels "A" and "C"
1. That the owners of subject property shall deed to the
City of Anaheim a strip of land 60 feet in width for the
extension of Hampton Street in Tract No. 6691.
2. (a) That all engineering requirements of the City of
Anaheim along Lincoln Avenue and Hampton Street, includ-
ing preparation of improvement plans and installation of
all improvements, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or other
appurtenant work shall be complied with as required by
the City Engineer and in accordance with standard plans
and specifications on file in the Office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim shall be posted with
the City to guarantee the installation of said engineer-
ing requirements.
3. That the owners of subject property shall pay to the City
of Anaheim the sum of $2.00 per front foot, along Lincoln
Avenue and Hampton Street, for street lighting purposes.
4. That the owners of subject property shall pay to the City
of Anaheim the sum of 151, per front foot along Lincoln
Avenue and Hampton Street, for tree planting purposes.
5. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director
of Public Works and Superintendent of Streets prior to final
building and zoning inspection.
6. That a six-foot masonry wall shall be constructed along
the south and east property lines of subject property,
prior to final building and zoning inspections.
7. That all air-conditioning facilities shall be properly
shielded from view and the sound buffered from adjacent
residential homes, prior to final building and zoning
inspections.
8. That the parking areas shall be lighted with down -lighting
of a maximum height of six feet, and said lighting shall
be directed away from the property lines to protect the
residential integrity of the area. That this condition
shall be complied with prior to final building and zoning
inspections.
9. That Conditions Nos. 1, 2(b), 3 and 4 above-mentioned shall
be complied with within a period of 180 days from date
hereof, or such further time as the City Council may grant.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Trap as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning yap showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the P.naheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me

adopted at a regular meeting of said City Council held on the 16th day

AND I FURTHER CERTIFY that the Mayor of the City of Anaheim
