AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF A11AHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 69R-484 determining that a change
or changes in zone or zones hereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of the North one-half of the Northwest
quarter of Section 13, Township 4 South, Range 11
West in the Rancho Los Coyotes, as shown on a map
recorded in Book 51, page 11 of Miscellaneous Maps,
records of Orange County, California, described as
follows:
Beginning at a point on the Northerly line of said
Section 13, distant North 890 41' 15" East 1162.30
feet from the Northwest corner of said Section 13;
thence North 89° 41' 15" East 493.85 feet along said
Northerly line to the Northeast corner of land des-
cribed in a Deed to Albert F. Urbrigkeit and wife,
recorded March 14, 1963 in Book 6466, page 754, Official
Records; thence South 0° 11' 45" East parallel with
the Easterly line of the Northwest quarter of said
Section 13 to the Southerly line of the North one-
half of the Northwest quarter of said Section 13;
thence South 890 37' 30" West along said Southerly
line to a point distant thereon North 89° 37' 30"
East, 1162.58 feet from the intersection of said Southerly
line with the Westerly line of said Section 13; thence
North 00 10' 58" West to the point of beginning.

Excepting therefrom the Northerly 66.00 feet.
Also excepting therefrom that portion of said land
lying Southerly of the Northwesterly line and its
Easterly continuation of that certain strip of land
75.00 feet in width, as described in Final Order of
Condemnation to the Orange County Flood Control District,
a certified copy of which was recorded January 25,
1961 in Book 5605, page 236, Official Records of said
County.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, subject
to the following conditions:
1. That a modified cul-de-sac shall be provided
at the terminus of Baywood Avenue, subject to
the approval of the City Engineer.
2. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works.
3. That fire hydrants shall be installed as re-
quired and determined to be necessary by the
Chief of the Fire Department.
4. That any air-conditioning facilities proposed
shall be properly shielded from view, and the
sound shall be buffered from adjacent residen-
tial homes.
5. Drainage of subject property shall be dis-
charged in a manner that is satisfactory to
the City Engineer.
6. That this development shall be served by under-
ground utilities.
7. That Conditions Nos. 1, 2, 3, 4, 5, and 6,
above-mentioned shall be complied with prior
to final building and zoning inspections.
8. That the owners of subject property shall pay
to the City of Anaheim the sum of $75.00 per
dwelling unit, to be used for park and recrea-
tion purposes, said amount to be paid at the
time the building permit is issued.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within

fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
