2676ORDINANCE NO. 2676 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 of the ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 64R-200 and 65R-465 determining that a change T. or c rages' in_' tfie zone or zones ereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with as to the property hereinafter described. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Parcel 1: Lot 13 in Tract No. 787, as shown on a Map recorded in book 24, page 9 of Miscellaneous Maps, records of Orange County, California. Parcel 2: That portion of Lot 1 in Block A of Tract No. 787, as shown on a Map recorded in book 24, page 9 of Miscellaneous Maps, records of Orange County, California, lying between the Westerly extensions of the North and South lines of Lot 13 in said Tract No. 787. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon the following conditions: 1. That the owner of subject property shall pay to the City of Anaheim the sum of $25.00 per apartment unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued; PROVIDED, HOWEVER, that in the event said amount shall not have been paid by May 1, 1969, there shall be due and payable at the time the building permit is issued the sum of $75.00 per apartment unit. -1- 63-64-62 (8) 2. That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final building inspection. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department, said fire hydrants to be installed prior to final building inspection; and that a water flow shall be provided which is determined by the Chief of the Fire Department to be sufficient for adequate fire protection. 4. That a modified cul-de-sac shall be constructed at the terminus of Conley Avenue which shall be subject to approval of the City Engineer; and that said cul-de-sac shall be provided by the owners of the property located east of the terminus of Conley Avenue. 5. That plans for the development of subject property shall be submitted to the Development Review Board for report and recommendation to the City Planning Commission and City Council, and that said plans shall be subject to the approval of the Commission and Council, provided, however, that any plans shall be limited to a density not exceeding 18 dwelling units per net residential acre and shall be limited to one-story construction within 150 feet of any property classified R-1, One -Family Residential Zone. 6. That any buildings presently located on subject property shall be removed prior to the develop- ment of the property for R-3 uses. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force. -2- THE FOREGOING ORDINANCE is appproved and signed by me this 29th day of April '119 69 IYOR IF THE CI Y OF ANAHEIM ATTEST: CITY CLERK OF THE CITY OF NAHEIM STATE OF CALIFORNIA ) COUNTY OF ORANGE ) ss.
