AN ORDINANCE OF THE CITY OF A14AHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. determining that a change
or cFiangesi— in the zone or zones hereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL A:
The North half of the Northeast quarter of the Northeast
quarter of Section 13, Township 4 South, Range 11 West,
in the Rancho Los Coyotes, in the City of Anaheim, as said
section is shown on a map thereof recorded in book 51, page
11, Miscellaneous Maps, records of said Orange County;
EXCEPT the North 66.00 feet thereof;
ALSO EXCEPT the East 1198.00 feet thereof;
ALSO EXCEPTING THEREFROM Parcels 1 and 2 that portion that
is included within a strip of land 70.00 feet in width,
lying 30.00 feet Northerly and Northwesterly, and 40.00 feet
Southerly and Southeasterly of the following described line:
Commencing at the center line intersection of Lincoln
Avenue and Magnolia Street; as said intersection is shown
in County Surveyor's Transit Book 108, page 49 on June 14,

1957 on file in the County Surveyor's Office of Orange
County; thence South 890 25' 10" West along said center line
of Lincoln Avenue 686.95 feet to the true point of begin-
ning; thence South 13° 25' 10" West 116.60 feet to the begin-
ning of a curve tangent, concave Northwesterly and having a
radius of 780.00 feet; thence Southwesterly along said curve
through a central angle of 630 24' 20" an arc distance of
863.18 feet to a line tangent; thence South 760 49' 30" West
along said tangent line 237.50 feet to the beginning of a
curve tangent, concave Northerly and having a radius of
1000.00 feet; thence Westerly along said curve through a
central angle of 12° 34' 10" an arc distance of 219.39 feet
to a line tangent; thence South 890 23' 40" West along said
tangent line 907.87 feet to a point on the center line of
Dale Street, distant thereon South 0° 28' 20" East 761.90 feet
from the intersection with said center line of Lincoln Avenue
as shown on said County Surveyor's Transit Book 108, page
PARCEL B:
The Easterly 132.50 feet of the Northeast quarter of the
Northwest quarter of the Northeast quarter of Section 13,
Township 4 South, Range 11 West, in the Rancho Los Coyotes,
in the City of Anaheim, as said section is shown on a map
recorded in book 51, page 11, Miscellaneous Maps, records
of said Orange County;
EXCEPT the North 66.00 feet thereof;
ALSO EXCEPT an undivided 35/40ths interest in a water well
and pumping plant located 179.49 feet South and 25.00 feet
West of the Northeast corner thereof.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon the
following conditions:
1. That the sidewalks shall be installed along Lincoln
Avenue as required by the City Engineer and in accord-
ance with standard plans and specifications on file
in the office of the City Engineer.
2. That trash storage areas shall be provided in accord-
ance with approved plans on file with the office of
the Director of Public Works.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department.
4. That all air-conditioning facilities shall be properly
shielded from view.
5. That subject property shall be served by underground
utilities.
6. That drainage of subject property shall be disposed of
in a manner that is satisfactory to the City Engineer.
7. That the owners of subject property shall pay to the City
of Anaheim the sum of x'1,25..00 per multiple -family unit to
be used for park and recreation purposes, said amount
to be paid at the time the building permit is issued.

8. That a 6 -foot masonry wall shall be constructed along
the south property lines.
9. That additional landscaping in the form of grass and
trees shall be installed on the Edison easement - Portion
B - adjacent to the proposed apartment buildings and
court yards.
10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8, and 9,
above mentioned, shall be complied with prior to final
building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by
