AN ORDINANCE OF THE CITY OF A14AHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THAT: THE CITY COUNCIL OF THE CITY OF A14AHLIM DOES FIND
WHEREAS, the City Council did adopt its Resolution
T'1O • 69R -Land 70 27 determining that a change
or changes in the zone or zones=ereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL ONE:
That portion of Tract No. 613, partly in the City of
Anaheim, and partly in the City of Placentia, all in the
County of Orange, State of California, as per map recorded
in Book 19, page 19, of Miscellaneous Maps, in the Office
of the County Recorder of said county, described as follows:
Beginning at a point on the South line of said tract,
North, 730 12' 00" East 223.40 feet from the Southwest
corner thereof, thence North 70 15' 00" West 1230.60 feet
to the Northwest corner of the land described in the deed
to Lucy Kraemer Coniglio, et al., recorded March 15, 1951
in Book 2158, page 173 of Official Records; thence North
750 20' 00" East 198.86 feet to the Northeast corner of
said described land; thence South 7° 15' 00" East 1223.20
feet to the South line of said tract; thence South 730 12'
00" West 199.00 feet to the point of beginning.
EXCEPT the Southerly 20.00 feet thereof.

PARCEL TWO:
The following described portion of Tract No. 613, as shown
on a Map thereof recorded in Book 19, page 19, Miscellaneous
Maps, records of said Orange County:
Beginning at a point in the South line of said Tract 613,
said point being 423.36 feet North 730 12' East from the
Southwest corner of said Tract 613; running thence North
70 15' West 1223.20 feet to the point in a line described
as follows:
Beginning at a point located 685.30 feet North 870 19' West
and 278.34 feet South 7" 15' feet from the Northeast corner
of said Tract 613, running thence South 750 20' West to a
point in the Westerly line of said Tract 613, said point
being 570.00 feet South 180 11' West from the most North-
west corner of said Tract 613; thence North 750 20' East
200.07 feet along the said described line; thence South
7" 15' East 1215.70 feet to a point in the South line of
said Tract 613; thence South 750 12' West 201.18 feet to
the point of beginning.
EXCEPTING THEREFROM the Southerly 20 feet, as granted to
the County of Orange, for road purposes, by deed recorded
February 24, 1926, in Book 626, page 387 Deeds, records of
said Orange County.
PARCEL THREE:
The following described portion of Tract No. 613, as shown
on a map thereof recorded in Book 19, page 19, Miscellaneous
Maps, records of said Orange County:
Beginning at a point in the South line of said Tract 613,
said point being 624.54 feet North 73° 12' East from the
Southwest corner of said Tract 613; running thence North
71 15' West 1215.70 feet to a point in a line described as
follows:
Beginning at a point located 685.30 feet North 87" 19'
West and 278.34 feet South 7" 15' East from the Northeast
corner of said Tract 613, running thence South 750 20'
West to a point in the Westerly line of said Tract 613,
said point being 570.00 feet South 180 11' West from the
most Northwest corner of said Tract 613; thence North
750 20' East 201.38 feet, along the said described line;
thence South 70 15' East 1208.11 feet to a point in the
South line of said Tract 613; thence South 730 12' West
202.50 feet to the point of beginning.
EXCEPTING THEREFROM the Southerly 20 feet as granted to
the County of Orange, for road purposes, by deed recorded
February 24, 1926, in Book 626, page 387, Deeds, records of
said Orange County.
now is R -A, AGRICULTURAL ZONE and C-1, GENERAL COMMERCIAL ZONE,
and that it be changed to and incorporated in R-3, MULTIPLE -
FAMILY RESIDENTIAL ZONE, upon the following conditions:
1. That the north -south street shall be named Temple
Street. That the east -west street shall be named Kensington
Avenue.

2. That the owner of subject property shall deed to the
City of Anaheim a strip of land 64 feet in width including
a 15 foot radius property line return at Orangethorpe
Avenue for Temple Street, and the southerly 49 feet of the
northerly 51 feet of subject property easterly from Temple
Street for Kensington Avenue.
The owner of subject property shall grant in fee to the City
of Anaheim the northerly 1 foot of subject property easterly
from Temple Street to the easterly line of subject property,
and shall also irrevocably offer for dedication for road
and public utility purposes to the City of Anaheim in the
southerly 1 foot of the northerly 2 feet of subject property
easterly from Temple Street to the easterly line of subject
property.
3. That all engineering requirements of the City of Anaheim
along Temple Street and Kensington Avenue, including pre-
paration of improvement plans and installation of all
improvements, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other appurten-
ant work shall be complied with as required by the City
Engineer and in accordance with standard plans and specifica-
tions on file in the Office of the City Engineer; that street
lighting facilities along Temple Street and Kensington
Avenue shall be installed as required by the Director of
Public Utilities and in accordance with standard plans and
specifications on file in the Office of the Director of
Public Utilities; that a bond in an amount and form satis-
factory to the City of Anaheim shall be posted with the City
to guarantee the installation of the above-mentioned require-
ments.
4. That the owner of subject property shall pay to the
City of Anaheim the sum of 15� per front foot along Temple
Street and Kensington Avenue, for tree planting purposes.
5. That full sidewalks shall be constructed in the north
parkway of Kensington Avenue and the tree wells and irriga-
tion facilities shall be installed as required by the
Superintendent of Parkway Maintenance.
6. That trash storage areas shall be provided in accord-
ance with approved plans on file with the Office of the
Director of Public Works.
7. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Depart-
ment.
8. That a 6 -foot masonry wall shall be constructed along
the north property line.
9. That subject property shall be served by underground
utilities.
10. That the owner of subject property shall pay to the
City of Anaheim the sum of $75.00 per multiple -family unit,
to be used for park and recreation purposes, said amount to
be paid at the time the building permit is issued.

11. That all air-conditioning facilities shall be properly
shielded from view.
12. That Conditions Nos. 4, 5, 6, 7, 8, 9, 10 and 11,
above-mentioned, shall be complied with prior to final
building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
