AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 72R-9 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOT -7, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating_
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting_
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Tract No. 7657 recorded in Book 306, pages 25 and 26
of Miscellaneous Maps on file in the Office of the
County Recorder of Orange County, California.
now is R -A, AGRICULTURAL ZONE, and M-1, LIGHT INDUSTRIAL ZONE,
and that it be changed to and incorporated in R-2, MULTIPLE
FAMILY RESIDENTIAL ZONE, upon the following conditions:
1. That the completion of these reclassification
proceedings is contingent upon the granting of Conditional Use
Permit No. 1277.
2. That prior to the filing of the final tract map
on the first phase, the applicant shall submit to the City Attorney
for approval or denial a complete synopsis of the proposed function-
ing of the operating corporation for all proposed phases of
development including, but not limited to, the articles of incor-
poration, by-laws, proposed rules and regulations, methods of
operation, funding, assessment, methods of management, bonding to
insure maintenance of common property and buildings, and such
other information as the City Attorney may desire to protect the
City, its citizens, and the purchasers of the project.

3. That prior to City Council approval of the final
tract map, the covenants, conditions, and restrictions for all
proposed phases of development shall be submitted to and approved
by the City Attorney's Office, and the approved covenants, condi-
tions, and restrictions shall be recorded concurrently with the
final tract map.
4. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
5. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the Fire Department.
6. That a 6 -foot masonry wall shall be constructed
along the east property line.
7. That all air-conditioning facilities shall be
properly shielded from view, and the sound buffered.
8. That subject property shall be served by underground
utilities.
9. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibits Nos. 1, 2, 3, 4, 5, 6 and
7, submitted with Conditional Use Permit No. 1277.
10. That Conditions Nos. 4, 5, 6, 7, 8 and 9, above
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its final
passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
