3060r. ORDINANCE NO. 3060 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 64R-200, as amended determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Parcel 1: Lot 8 of Tract No. 787, as shown on a map recorded in book 24, page 9 of Miscellaneous Maps in the office of the County Recorder or said Orange County. Parcel 2: An Undivided 1/20th interest in that portion of Lot 10 of Tract No. 787, as shown on a Map recorded in book 24, page 9, of Miscellaneous Maps, in the office of the County Recorder of said Orange County described as follows: Beginning at the Northwest corner of Lot 10; thence Easterly along the North line of said Lot a distance of 50 feet; thence at right angles Southerly, a distance of 25 feet; thence at right angles to the West margin of said Lot a distance of 50 feet; thence North to the point of beginning, and being appurtenant to Lot 8 above described, by Document No. 2179. -1- 63-64-62(14) Parcel 3: That portion of Lot 4 in Block A of Tract No. 787, as shown on a Map recorded in book 24, page 9 of Miscellaneous Maps, in the office of the County Recorder of said Orange County lying between the Easterly extensions of the North and South line of Lot 8 of Tract No. 787. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon the following conditions: 1. That the owners of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 2. That trash storage areas shall be provided in accordance with approved plans on file in the office of the Director of Public Works and Superintendent of Streets, prior to final building inspection. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Depart- ment, said fire hydrants to be installed prior to final building inspection; and that a water flow shall be provided which is determined by the Chief of the Fire Department to be sufficient for adequate fire protection. 4. That a modified cul-de-sac shall be constructed at the terminus of Conley Avenue which shall be subject to approval of the City Engineer; and that said cul-de-sac shall be provided by the owners of the property located east of the terminus of Conley Avenue. 5. That plans for the development of any portion of subject property shall be submitted to the Development Review Board; and provided that any plans for any portion of the pro- perty in Portion "A" shall comply with all provisions of the R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE; and provided further that plans for Portion "B" shall conform to all provisions of the C-1, GENERAL COMMERCIAL ZONE. 6. That any buildings presently located on subject property shall be removed prior to the development of the property for C-1 and R-3 uses, respectively. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to Ordinance and shall cause the same to be fifteen (15) days after its adoption, in -2- the passage of this printed once within the Anaheim Bulletinr a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
