AN ORDINANCE OF THE CITY OF A14AHEIM A14END-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF A14AHLIM DOES FII4D
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 70R-165 determining that a change
or c anges in the zone or zones-Sereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of the Leandro Serrano allotment of the Rancho
Santiago de Santa Ana, in the City of Anaheim, County of
Orange, State of California, as shown on the map filed in Case
No. 1192 of the District Court of the First Judicial District
for Los Angeles County, California; that portion of Lot 6 of
the Jonathan Watson Tract, as per mai thereof recorded in
book 2, page 26-1/2 of Record of Surveys in the office of
the County Recorder of Orange County, California; and a portion
of Lot 21 in Blocq 36 of Yorba Linda Tract, as shown on a man
recorded in Nook 5, pages 17 and 18, I:iscellaneous "daps,
records of said Orange County, all described as a whole as
follows:
Beginning at a point in the Last line of Lot 21 in Block 365 of
Yorba Linda Tract, as per man thereof recorded in book 5,
pages 17 and 18, _71iscellaneous r<_Taas, records of said Orange
County, said point being located 401.30 feet North 00 37' 20"
West from the Southeast corner of said Lot 21; thence North
70° 09' 45" .Bast 900.84 feet along the Southerly line of that
certain parcel of land described in deed to Orange Count?

269, Official Records; thence South 110 11' 35" East 445.14

thence South 700 46' 25" West 323.07 feet along the Northerly
line of said land of Vance to the Northwest corner thereof;
thence South 23° 08' 35" East 47.67 feet along the Westerly
line of said land of Vance to the Northeast corner of that
certain parcel of land described in Deed to Emil Lem�:e and
others recorded January 24, 1927, in book 3, page 343, Official
Records; thence South 70° 41' 30" West 327.32 feet along the
Northerly line of said land of Lemke and the Southwesterly
extension of said North line to a point in the Easterly line
of Lot 6, Jonathan Watson Tract as per mars thereof recorded
in book 2, page 26-1/2 of Record of Surveys, in the office of
the County Recorder of Orange County, California; thence North
230 08' 30" West 324.34 feet along the Easterly line of said
Lot 6 to an angle point therein; thence North 360 08' 30" East
322.50 feet along the Easterly line of said Lot 6; thence
North 90 26' 50" West 880.13 feet along that certain line
described in the boundary line agreement recorded December 26,
1951, in book 2267, page 513, Official Records; thence North
700 09' 45" East 24.00 feet to the point of beginning.

Commencing at the intersection of the Southerly prolongation
of the Westerly line of Tract No. 5332 as shown on a maga re-

60.00 feet wide, as described in deed recorded in book 171,

mentioned Southerly prolongation and Westerly line, North 220

Easterl', along a tangent curve, concave 1ortherly, having a
radius of 1000 feet, through an angle of 6° 47' 05", an arc
distance of 118.42 feet to a point in said curve, a radial

page 659, Official Records.

southerly of the ultimate precise alignment of Riverdale Avenue.

1. That trash storage areas shall be provided in accordance
with approved Plans on file with the office of the Director
of Public IA -forks.
2. That fire hydrants shall be installed as required and
determined to be necessary7 by the Chief of the Fire Depart-
ment.
3. That a parcel map to record the approved division of subject
property be submitted to and approved by the Cite of
Anaheim and then be recorded in the office of the Orange
County Recorder.
4. That suoject property shall be served by underground
utilities.
5. That drainage of su�-ject property shall be disposed of in a
manner that is satisfactory to the City Engineer.
6. That drainage structures shall be constructed and drainage
easements dedicated as required Jiby the City Engineer.
7. That the owner of suhject :property shall abandon existing
sewer and water easements and dedicate rc-.Aacerient easements
as required by the City Engineer and tine Director of public
utilities and shall abandon and reconstruct existing sewer
and water facilities in the easements to 'be a`-andoned as
required by the City Engineer and Director of Pu,lic
Utilities.

11. That a mutual parking agreement, between subject property

as stipulated to by the petitioner.
13. That all mechanical equipment which might be located on the
roof toes of the structure shall be archi_tecturall-.r screened
from public view, as stipulated to by the petitioner.
14. That any proposed signing of subject prooerty shall be done
in conformance with the Sign Ordinances and done in a
tasteful manner.
SECTION 2.
The City Zoning a;, shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a mart of the zone or zones a',ove set forth, and said City
Zoning 11ap as amended is hereby adopted and the City Engineer is
hereby directed to prepare a sectional zoning ma-�) to be added
to the City Zoning T-_ap showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify_ to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, nublisihed and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
