AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THAT: THE CITY COUNCIL OF THL CITY OF ANAHEIM DOES FIND
WHEREAS, the City Council did adopt its Resolution
140. 71R-171determining that a change
or c anges in a zone or zones �Tereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Parcel A:
That portion of the northwest quarter of the southwest
quarter of the southwest quarter of Section 13, Town-
ship 4 South, Range 11 West, in the Rancho Los Coyotes,
County of Orange, State of California, as per map recorded
in Book 51, page 11 of :Miscellaneous Daps, in the Office of
the County Recorder of said County, described as follows:
Beginning at the northeast corner of lot 162 of Tract No.
2228, as per map recorded in Book. 69, page 34 to 37 inclu-
sive of said Miscellaneous Maps; thence South 890 59' 32"
West 382.07 feet to the true point of beginning; thence
North 00 10' 3V mast 95.00 feet; thence South 890 59' 37"
West 190.00 feet to the Last line of the Voest 92.00 feet
of said section; thence South 00 10' 30" West 115.00 feet
to the northwest corner of said Tract No. 2228; thence
along the boundary of said Tract, Horth 89° 59' 32" East
175.00 feet, north 0° 10' 30" East 20.00 feet and worth
890 59' 32" Last 15.00 feet to the true point of beginning.

Parcel B:
That portion of the Southwest one-quarter of the Southwest
one-quarter of Section 13, Township 4 South, Range 11
--- West, in the Rancho Los Coyotes, as shown on a Map recorded
in Book 51, page 11 of Miscellaneous daps, records of
Orange County, California.
Beginning at the Southwest corner of said Section 13;
thence North 0° 10' 3011 East along the West line thereof
1320.15 feet to the North line of the Southwest one-quarter
of the Southwest one-quarter of said Section 13; thence
North 890 59' 37" :Bast along the last mentioned line 92.00
feet to the true point of beginning; thence continuing
North 890 59' 37" East along the North line of the Southwest
one-quarter of the Southwest one-quarter of said Section
13; 275.02 feet to that certain course described as North
00. 10' 15" East 485.02 feet in the Deed to Eastland Savings
and Loan Association, a corporation, recorded July 23, 1962
in Book 6186, page 318 of Official Records; thence South
00 10' 15" West along said course, 155.01 feet to the North-
erly line of Tract No. 2228, as shown on a Map recorded
in Book 69, pages 34 to 37 inclusive of Miscellaneous Maps,
records of Orange County, California; thence South 89° 59'
32" West along said Northerly line, 85.07 feet; thence
North 0° 10' 30 East 95.00 feet; thence South 890 59' 37"
West 190.00 feet to a point in the line 92.00 feet .East of
and parallel with the West line of said Section 13; thence
North 00 10' 30" East along the last mentioned parallel
line 60.00 feet to the true point of beginning.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in C-1, GENERAL COMMERCIAL ZONE, subject to the
following conditions:
1. That driveways shall be installed along Beach Boulevard
as required by the. City Engineer and in accordance with
standard plans and specifications on file in the office
of the City Engineer.
2. That trash storage areas shall be provided in accord-
ance with approved plans on file with the office of
the Director of Public Works.
3. That a 6 -foot masonry wall shall be constructed along
the north, east, and south property line(s).
4. That all air-conditioning facilities shall be properly
shielded from view, and the sound buffered from
adjacent residential property.
5. That any parking area lighting proposed shall be down -
lighting of a maximum height of 6 feet, which lighting
shall be directed away from the property lines to
protect the residential integrity of the area.
6. That the existing structure shall be brought up to
�. the minimum standards of the City of Anaheim,, including
the Uniform Building, Plumbing, .Electrical, Housing,
Mechanical and Fire Codes, as adopted by the City of
Anaheim.
7. That subject property shall be served by underground
utilities.
8. That drainage of subject property shall be disposed
of in a manner satisfactory to the City Engineer.

9. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department.
10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8 and 9,
above-mentioned, shall be complied with prior to
final building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
