ORDINANCE NO. 4485
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
75R-96 determining that a change or changes in the zone or zones
hereinafter mentioned and described should be made as hereinafter
set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions as set forth in Resolution No.
75R-96 as subsequently amended by Resolution No. 83R-63, have been
complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
All that land situated in the City of Anaheim, County
of Orange, State of California, lying within Section
24, Township 4 South, Range 10 West, S.B.B.&M., being
described as follows:
Parcel 1, as shown on a Parcel Map filed in Book 107,
pages 1 and 2 of Parcel Maps, in the Office of the
County Recorder of said Orange County.
Excepting from said Parcel 1, that portion described as
follows:
Beginning at the intersection of the westerly line of
said Parcel 1 with the north line of the Edison Company
easement per Book 60, pages 46 to 51 inclusive, of
Record of Surveys of said County, as said intersection
is shown on said Parcel Map; thence N 16 degrees 20'
24" E, 137.69 feet; thence N 16 degrees 00' 22" E,
175.48 feet; thence S 89 degrees 29' 49" E, 181.63
feet; thence S 15 degrees 30' 20" W, 294.09 feet to a
point on a curve, on said north line of the Edison
Company easement; said curve being concave southerly
and having a radius of 4369.05 feet, a radial line of
said curve to said point bears N 3 degrees 30' 23" W;
thence Westerly along said curve and north line through
a central angle of 2 degrees 30' 08" an arc distance of
190.81 feet to the point of beginning.

That portion of Parcel 2, as shown on said Parcel Map
filed in Book 107, pages 1 and 2 of Parcel Maps in the
office of the County Recorder of said Orange County
described as follows:
Beginning at the intersection of the westerly line of
said Parcel 2 with the northerly line of the Southern
Pacific Railroad, said point also being the most
southwesterly corner of said Parcel 2; thence N 16
degrees 20' 24" E, 240.62 feet; thence S 89 degrees 29'
49" E, 186.06 feet to the True Point of Beginning;
thence S 89 degrees 29' 49" E, 626.47 feet; thence N 20
degrees 15' 40" W, 321.42 feet; thence S 65 degrees 11'
53" W, 547.16 feet; thence S 15 degrees 30' 20" W,
69.02 feet to the true point of beginning,
into the "ML" INDUSTRIAL, LIMITED ZONE, subject to the following
conditions:
1. That all engineering requirements of the City of Anaheim
such as curbs and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall be complied with
as required by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the City Engineer;
that the owner(s) of subject property shall install street lighting
on all streets within the area as required by the Director of Public
Utilities; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to guarantee the
installation of the above-mentioned requirements.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of Public
Works.
3. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
4. That subject property shall be served by underground
utilities.
5. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
6. That Condition No. 1, above-mentioned, shall be complied
with prior to the issuance of a building permit.
7. That Condition Nos. 2, 4 and 5, above-mentioned, shall be
complied with prior to final building and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the City Engineer is hereby directed
to prepare a sectional zoning map to be added to the City Zoning Map
showing the changes hereby approved and adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fif-
teen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and circulated
in said City, and thirty (30) days from and after its final passage,
it shall take effect and be in full force.
