AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF
THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
83R-281 determining that a change or changes in the zone or zones
hereinafter mentioned and described should be made as hereinafter
set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
THE EAST 225 FEET OF THE SOUTHEASTERLY ONE-HALF OF THAT
PORTION OF LOT 39 OF "ANAHEIM EXTENSION IN THE CITY OF
ANAHEIM AS SHOWN ON A MAP MADE BY WILLIAM HAMEL AND
FILED IN THE OFFICE OF THE COUNTY RECORDER OF LOS
ANGELES, COUNTY, CALIFORNIA, DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT IN THE NORTHEASTERLY LINE OF SAID
LOT 39, SAID POINT BEING LOCATED 175.70 FEET
SOUTHEASTERLY OF THE NORTHEAST CORNER OF SAID LOT 39;
THENCE SOUTHWESTERLY 591.16 FEET ALONG A LINE PARALLEL
WITH THE SOUTH LINE OF SAID LOT 39; THENCE SOUTHEASTERLY
367.80 FEET TO A POINT LOCATED 592.32 FEET SOUTHWESTERLY
ALONG LINE PARALLEL WITH SAID SOUTHEASTERLY LINE OF LOT
39; THENCE NORTHEASTERLY 592.32 FEET ALONG SAID LINE
PARALLEL WITH THE SOUTH LINE OF LOT 39 TO A POINT IN THE
NORTHEASTERLY LINE OF SAID LOT 39; THENCE NORTHWESTERLY
367.80 FEET ALONG SAID NORTHEASTERLY LINE TO THE POINT
OF BEGINNING, THE SAID NORTHEASTERLY LINE OF LOT 39
BEING CONSIDERED AT THE MONUMENTED CENTER LINE OF CITRON
STREET.
EXCEPTING FROM SAID SOUTHEASTERLY ONE-HALF THE
FOLLOWING:

BEGINNING AT A POINT IN THE NORTHEASTERLY LINE OF
SAID LOT 39, SAID POINT BEING LOCATED 359.60 FEET
SOUTHEASTERLY OF THE NORTHEAST CORNER OF SAID LOT 39;
THENCE SOUTHWESTERLY 145 FEET ALONG THE NORTHERLY
LINE OF THE PROPERTY CONVEYED TO FRANK J. DARAHAY AND
WIFE, BY DEED DATED SEPTEMBER 15, 1946 AND RECORDED
OCTOBER 11, 1946, IN BOOK 1432, PAGE 510, OFFICIAL
RECORDS, THENCE SOUTHEASTERLY 50 FEET PARALLEL WITH
THE NORTHEASTERLY LINE OF SAID LOT 39; THENCE
NORTHEASTERLY 145 FEET PARALLEL WITH THE SOUTHERLY
LINE OF SAID LOT 39; THENCE NORTHWESTERLY 50 FEET TO
THE POINT OF BEGINNING,
into the "RM -3000" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to
the following conditions:
1. That prior to issuance of a building permit,
appropriate park and recreation in -lieu fees shall be paid to the
City of Anaheim in an amount as determined by the City Council.
2. That prior to issuance of a building permit, the
appropriate traffic signal assessment fee shall be paid to the
City of Anaheim in an amount as determined by the City Council for
each new dwelling unit.
3. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
4. That trash storage areas shall be provided in
accordance with approved plans on file with the Street Maintenance
and Sanitation Division.
5. That prior to final street inspections, No parking for
street sweeping" signs shall be installed as required by the
Street Maintenance and Sanitation Division and in accordance with
specifications on file with said division.
6. That the seller shall provide the purchaser of each
residential dwelling with written information concerning Anaheim
Municipal Code Section 14.32.500 pertaining to "Parking restricted
to facilitate street sweeping. Such written information shall
clearly indicate when on -street parking is prohibited and the
penalty for violation.
7. That a 6 -foot (6') high masonry block wall shall be
constructed along the north and south property lines and an 8 -foot
(8') block wall shall be constructed along the west property line.
8. That in the event the existing water main on Citron
Street is deemed inadequate to serve subject property, said main
shall be replaced by the owner(s) of subject property in
accordance with the City of Anaheim's Public Utility Rates, Rules
and Regulations.

9. That prior to issuance of building permits, the
applicant shall present evidence satisfactory to the Chief
Building Inspector that the proposed project is in conformance
with County Policy Number 542 "Sound Attenuation in Residential
Projects."
10. .That prior to issuance of building permits, the
applicant shall present evidence satisfactory to the Chief
Building Inspector that the residential units will be in
conformance with Noise Insulation Standards specified in the
California Administrative Code, Title 25.
11. That prior to final building and zoning inspections,
Condition Nos. 3, 4, 7 and 8, above-mentioned, shall be complied
with.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
_ amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer is
hereby directed to prepare a sectional zoning map to be added to
the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, published and circulated in said
City, and thirty (30) days from and after its final passage, it
shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the .City of Anaheim this 12th day of June 1984.
