AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC84-36 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
THAT PORTION OF THE NORTH 5.00 ACRES OF THE WEST 20.00
ACRES OF THE NORTH HALF OF THE NORTHWEST QUARTER OF
SECTION 18, TOWNSHIP 4 SOUTH, RANGE 10 WEST, IN THE
RANCHO LOS COYOTES, AS SHOWN ON A MAP RECORDED IN BOOK
51, PAGE 10 OF MISCELLANEOUS MAPS, RECORDS OF ORANGE
COUNTY, CALIFORNIA, DESCRIBED AS FOLLOWS:
PARCEL NO. 2, AS SHOWN ON A MAP FILED IN BOOK 41, PAGE 44
OF PARCEL MAPS IN THE OFFICE OF THE COUNTY RECORDER OF
ORANGE COUNTY, CALIFORNIA.
PARCEL 1: THE EAST 76 FEET OF THE WEST 418.97 FEET OF
THE NORTH 5 ACRES OF THE WEST 20 ACRES OF THE NORTH HALF
OF THE NORTHWEST QUARTER OF SECTION 18, TOWNSHIP 4 SOUTH,
RANGE 10 WEST, IN THE RANCHO LOS COYOTES, AS SHOWN ON A
MAP RECORDED IN BOOK 51, PAGE 10 OF MISCELLANEOUS MAPS,
RECORDS OF ORANGE COUNTY, CALIFORNIA. EXCEPT THE NORTH
189.98 FEET THEREOF.
PARCEL 2: THE EAST 99.97 FEET OF THE WEST 418.97 FEET OF
THE NORTH 5 ACRES OF THE WEST 20 ACRES OF THE NORTH HALF
OF THE NORTHWEST QUARTER OF SECTION 18, TOWNSHIP 4 SOUTH,
RANGE 10 WEST, IN THE RANCHO LOS COYOTES, AS SHOWN ON A
MAP THEREOF RECORDED IN BOOK 51, PAGE 10 OF MISCELLANEOUS
MAPS, RECORDS OF ORANGE COUNTY, CALIFORNIA. EXCEPT THE
NORTH 189.98 FEET AND THE EAST 76.00 FEET THEREOF.

into the "RM -1200" RESIDENTIAL, MULTIPLE FAMILY ZONE, subject to the
following conditions:
1. That prior to issuance of a building permit, appropriate
park and recreation in -lieu fees shall be paid to the City
of Anaheim in an amount as determined by the City Council.
2. That prior to issuance of a building permit, the
appropriate traffic signal assessment fee shall be paid to
the City of Anaheim in an amount as determined by the City
Council for each new dwelling unit.
3. That all engineering requirements of the City of Anaheim
along Lincoln Avenue, including preparation of improvement
plans and installation of all improvements such as curbs
and gutters, sidewalks, street grading and pavement, sewer
and drainage facilities, or other appurtenant work shall
be complied with as required by the City Engineer and in
accordance with specifications on file in the Office of
the City Engineer; and that security in the form of a
bond, certificate of deposit, letter of credit, or cash,
in an amount and form satisfactory to the City of Anaheim,
shall be posted with the City to guarantee the
satisfactory completion of said improvements. Said
security shall be posted with the City prior to approval
of improvement plans, to guarantee the installation of the
above -required improvements prior to occupancy.
4. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
5. That subject property shall be served by underground
utilities.
6. That prior to commencement of structural framing, fire
hydrants shall be installed and charged as required and
determined to be necessary by the Chief of the Fire
Department.
7. That trash storage areas shall be provided in accordance
with approved plans on file with the Street Maintenance
and Sanitation Division.
8. That prior to issuance of a building permit, appropriate
water assessment fees shall be paid to the City of
Anaheim, in an amount as determined by the Office of the
Utilities General Manager.
9. That street lighting facilities along Lincoln Avenue shall
be installed as required by the Utilities General Manager
in accordance with specifications on file in the Office of
Utilities General Manager, and that security in the form
of a bond, certificate of deposit, letter of credit, or
cash, in an amount and form satisfactory to the City of
Anaheim, shall be posted with the City to guarantee the

satisfactory completion of the above-mentioned
improvements. Said security shall be posted with the City
of Anaheim prior to approval of improvement plans. The
above -required improvements shall be installed prior to
occupancy.
10. That prior to issuance of a building permit, a trash
removal plan indicating the location of required trash
enclosures shall be submitted to and approved by the
Street Maintenance and Sanitation Division.
11. That prior to issuance of a building permit, a plan
indicating the location of the proposed entrance gates
shall be submitted to and approved by the City Traffic
Engineer. Said gates shall be equipped with a remote
control opener, a "nox box" device, and shall be digitally
operable.
12. That prior to issuance of a building permit, a circulation
_ plan indicating adequate fire and trash vehicle access
shall be submitted to and approved by the City Fire
Marshall and the Street Maintenance and Sanitation
Division.
13. That prior to issuance of a building permit, the applicant
shall present evidence satisfactory to the Chief Building
Inspector that the proposed project is in conformance with
Council Policy Number 542 "Sound Attenuation in
Residential Projects".
14. That subject property shall be developed substantially in
accordance with plans and specifications on file with the
City of Anaheim marked Exhibit Nos. 1 and 2.
15. That prior to final building and zoning inspections,
Condition Nos. 4, 5, 7 and 14, above-mentioned, shall be
complied with.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the City Engineer is hereby directed
to prepare a sectional zoning map to be added to the City Zoning Map
showing the changes hereby approved and adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, published and circulated in said City, and
thirty (30) days from and after its final passage, it shall take
effect and be in full force.

THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this -_8th day of 1985.
