AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC80-60 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
PARCEL 1: THAT PORTION OF BLOCK 25, OF THE GOLDEN
TRACT, AS SHOWN ON A MAP RECORDED IN BOOK 4, PAGES 66
AND 67 OF MISCELLANEOUS MAPS, RECORDS OF SAID ORANGE
COUNTY, DESCRIBED AS FOLLOWS: BEGINNING AT THE
SOUTHEASTERLY TERMINUS OF THAT CERTAIN COURSE CITED AS
"SOUTH 19 DEG. 35' 32" EAST, 20.71 FEET"; IN DEED TO
THE STATE OF CALIFORNIA, RECORDED JUNE 4, 1963 IN BOOK
6573, PAGE 167, OFFICIAL RECORDS OF SAID ORANGE COUNTY;
THENCE ALONG THE SOUTHEASTERLY LINE OF SAID LAST
MENTIONED LAND THE FOLLOWING COURSES AND DISTANCES;

SAID OFFICIAL RECORDS; THENCE ALONG SAID EASTERLY LINE
SOUTH 26 DEG. 01' 02" EAST 149.75 FEET TO A POINT IN
THE NORTHWESTERLY LINE OF THAT CERTAIIN LAND DESCRIBED
IN DEED TO ORANGE COUNTY WATER DISTRICT, RECORDED
JANUARY 20, 1939 IN BOOK 975, PAGE 444 OF SAID OFFICIAL
RECORDS, SAID NORTHWESTERLY LINE BEING A CURVE CONCAVE
SOUTHERLY HAVING A RADIUS OF 12,325.70 FEET, A RADIAL

THE TRUE POINT OF BEGINNING; AND
PARCEL 2: AN EASEMENT FOR INGRESS AND EGRESS 30 FEET
IN WIDTH (NEWKIRK ROAD) LYING WESTERLY OF THE WESTERLY
LINE OF LOTS 11 AND 32 OF ORANGE GROVE ACRES NO. 2, AS
SHOWN ON A MAP RECORDED IN BOOK 7, PAGE 36 OF
MISCELLANEOUS MAPS, RECORDS OF ORANGk COUNTY,
CALIFORNIA, BOUNDED SOUTHERLY BY THE WESTERLY
PROLONGATION OF THE SOUTHERLY LINE OY SAID LOT 32
AND BOUNDED NORTHERLY BY THE WESTERLY',EXTENSION OF THE
SOUTHERLY LINE OF THE LAND CONVEYED TO THE STATE OF
CALIFORNIA BY DEED RECORDED MAY 24, 11963 IN BOOK 6561,
PAGE 239 OF OFFICIAL RECORDS,
into the "ML" INDUSTRIAL LIMITED ZONE, subject to the following
conditions:
1. That trash storage areas shall 'be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.

2. That fire hydrants shall be installed and charged as
required and determined to be necessary by',the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer~
5. In the event that subject property is to be divided for
the purpose of sale, lease, or financing, 4 parcel map, to record the
approved division of subject property shall be submitted to and
approved by the City of Anaheim and then be recorded in the office of
the Orange County Recorder.
6. That the original documents ofhe covenants, conditions,
and restrictions, and a letter addressed to developer's title company
authorizing recordation thereof, shall be submitted to the City
Attorney's office and approved by recordation thereof, shall be
submitted to the City Attorney's office an Engineering Division
prior to final parcel map approval. Said ocuments, as approved,
shall be filed and recorded in the Office f the Orange County
Recorder.
7. That street names shall be app~ ved by the City Planning
Department prior to approval of a final parcel map.
8. That all private streets shall be developed in accordance
with the City of Anaheim's Standard Detail No. 122 for private
streets, including installation of street name signs. Plans for the
private street lighting, as required by the standard detail, shall be
submitted to the Building Division for appIroval and inclusion with
the building plans prior to issuance of building permits. (Private
streets are those which provide primary access and/or circulation
within the project.)
9. That the owner(s) of subject pr perty shall pay the
traffic signal assessment fee (Ordinance No. 3896) in an amount as
determined by the City Council, for Indust ial buildings prior to the
issuance of a building permit.
10. That any proposed structure having a calculated fire flow
in excess of available water supply shall be completely fire
sprinkled.
11. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 4.
12. That Condition Nos. 1, 3, 4, l0and11, above-mentioned,
shall be complied with prior to final building and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the
amended and the property above-described shall be
zone in which it is now situated and incorporated
of the zone or zones as above set forth, and said
amended, is hereby adopted and the City Engineer
to prepare a sectional zoning map to be added to

The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, published and circulated in said City, and
thirty (30) days from and after its final passage, it shall take
effect and be in full force.
