That the Zoning Map referred to i Title 18 of the
Anaheim Municipal Code be, and the same is ereby, amended by
rezoning and reclassifying that certain pro erty situated in the
City of Anaheim, County of Orange, State oflCalifornia, described
as follows, to wit:
Parcel 1 in the City of Anaheim, Countof Orange,
State of California, as per map filed n Book 152,
Pages 35 to 37 inclusive of Parcel Map , in the office
of the County Recorder of said county,,together with
that portion of Nohl Ranch Road lying parallel to the
Northeast line of said Parcel No. 1,
into the "RM-3000(SC)" RESIDENTIAL, MULTIPL-FAMILY (SCENIC CORRIDOR
OVERLAY) ZONE, subject to the following con itions:

Inc., or its successors, assigns, or transferees) shall install a
traffic signal at the intersection of Nohl Ranch Road and Stage Coach
Road (to be renamed Camino Grande) as requi.jred by the City Traffic
Engineer and in accordance with specificati ns on file in the Office
of the City Engineer; and that prior to iss ance of a grading permit,
a bond, certificate of deposit, letter of credit or cash, in an
amount and form satisfactory to the City of'Anaheim shall be posted
with the City to guarantee installation of said signal prior to
occupancy of any dwelling unit.
2. That residential lots having widths narrower than fifty
feet (50') and fronting on public streets Ehall share circular

3. In accordance with the provision of Zoning Code Section
Nos. 18.31.020 and 18.32.020, all dwelling nits in the RM -3000 and
RM -2400 (Residential, Multiple -Family) Zone shall be attached units;

5. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
6. That all requirements of Fire Zo e 4 (otherwise identified
as Fire Administrative Order No. 76-01 on f.le in the office of the
Fire Chief) shall be met. Such requirement include, but are not
limited to, chimney spark arrestors, proteced attic and under floor
openings, Class C or better roofing materia and one hour fire

required by the Fire Chief.
8. That no public or private street grades shall exceed ten
percent (10%) except by prior approval of the Fire Department and the
Engineering Division.
9. That in accordance with the policies of the Fire
Department, native slopes (as discussedin 'Chapter 17.06, "Grading,
Excavations and Fills in Hillside Areas," of the Anaheim Municipal
Code) located adjacent to newly constructe homes shall be

Anaheim Planning Area "B," the seller shall provide each buyer with
written information concerning the Anaheim General Plan and the
existing zoning within three hundred feet (:300') of the boundaries of
subject tract.
SECTION 2.
The City Zoning Map shall be, an the same is hereby,

zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the City Engineer is hereby directed
to prepare a'sectional zoning map to be added to the City Zoning Map
showing the changes hereby approved and adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, published and circulated in said City, and
thirty (30) days from and after its final passage, it shall take
effect and be in full force.
THE FOREGOING ORDINANCE is appr ved and adopted by the
City Council of the City of Anaheim this 2 d day of Apr 1985.
