AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission cid adopt its Resolution
No. PC84-35 determining that a change or ch nges in the zone or
zones hereinafter mentioned and describeds ould be made as
hereinafter set forth after a duly noticed earing; and
WHEREAS, certain conditions and r'quirements were made as
conditions precedent to the making of a cha ge or changes of said
zone or zones, which conditions have been c mplied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
PARCEL 1, AS SHOWN ON A MAP FILED IN BOOK 174, PAGES 29
AND 30 OF PARCEL MAPS IN THE OFFICE OF,THE COUNTY
RECORDER OF ORANGE COUNTY, CALIFORNIA,I,
into the "CO" COMMERCIAL, OFFICE AND PROFESSIONAL ZONE, subject to
the following conditions:
1. That prior to issuance of a builling permit, appropriate
water assessment fees shall be paid to the ity of Anaheim, in an
amount as determined by the Office of the Utilities General Manager.
2. That prior to issuance of a building permit, the
appropriate ro riate traffic signal assessment fee shall be paid to the City
of Anaheim in an amount as determined by the City Council for new
commercial buildings.
3. That all engineering requirements of the City of Anaheim
along Katella Avenue, Howell Avenue and Sinclair Street, including
preparation of improvement plans and installation of all improvements
such as curbs and gutters, sidewalks, street grading and pavement,
sewer and drainage facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in accordance with
specifications on file in the Office of the City Engineer; and that
security in the form of a bond, certificate of deposit, letter of
credit, or cash, in an amount and form satisfactory to the City of
Anaheim, shall be posted with the City to guarantee the satisfactory

completion of said improvements. Said security shall be posted with
the City prior to approval of improvement pans, to guarantee the
installation of the above -required improvements prior to occupancy.
4. That street lighting facilitieslong Katella Avenue and
Howell Avenue shall be installed as require by the Utilities General
Manager in accordance with specifications on file in the office of
Utilities General Manager, and that security in the form of a bond,
certificate of deposit, letter of credit, or cash, in an amount and
form satisfactory to the City of Anaheim, shall be posted with the
City to guarantee the satisfactory completi n of the above-mentioned
improvements. Said security shall be poste with the City of Anaheim
prior to approval of improvement plans.Th

5. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer., No storm water from this
project shall be allowed to drain to Katell* Avenue.
_ 6. That subject property shall be served by underground
utilities.
7. That prior to commencement of structural framing, fire
hydrants shall be installed and charged as required and determined to
be necessary by the Chief of the Fire Depar ment.
8. That trash storage areas shall be provided in accordance
with approved plans on file with the Street,Maintenance and
Sanitation Division.
9. That prior to issuance of a building permit, a plan
indicating the location of required trash enclosures and adequate
access for emergency and fire vehicles shall be submitted for review
and approval by the Street Maintenance and Sanitation Division and
the Fire Marshal.
10. That prior to issuance of a building permit, the developer
shall submit to the City Traffic Engineer for review and approval, a
traffic study that will determine whether subject proposal will
generate a need for a traffic signal at the intersection of Howell
Avenue and State College Boulevard. If the,, submitted traffic study
or the City Traffic Engineer determine it to be necessary, the
developer shall install the traffic signaliand/or other required
traffic improvements prior to occupancy of the building.
11. That subject property shall be ;eveloped substantially in
accordance with plans and specifications o, file with the City of
Anaheim marked Exhibit Nos. 1 through 6.
12. That prior to final building and zoning inspections,
Condition Nos. 5, 6, 8 and 11, above-mentioned, shall be complied
with.

SECTION 2.
The City Zoning Map shall be, an the same is hereby,
amended and the property above-described sh11 be excluded from the
zone in which it is now situated and incorp rated in and made a part
of the zone or zones as above set forth, an said City Zoning Map, as
amended, is hereby adopted and the City Engineer is hereby directed
to prepare a sectional zoning map to be add d to the City Zoning Map
showing the changes hereby approved and ado ted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, published and circulated in said City, and
thirty (30) days from and after its final passage, it shall take
effect and be in full force.
THE FOREGOING ORDINANCE is appro ed and adopted by the
City Council of the City of Anaheim this 91th day of April, 1985.
