PACIFIC TELEPHONE COMPANY - BUI LDING EXPANSION Mr. Roberts, Zoning
Supervisor, reported that
to expand their facilities
addition on the north side
Project "Alpha" area.
the Pacific Telephone Company is proposing
on Lemon Street by construction of an
of their existing structure, within the
Mr. Roberts submitted and reviewed the plans with Agency
Members, which indicate the addition to be primarily a single -story
building located in their present parking area, with a small two -
story segment located immediately adjacent to Lemon Street. A
corridor is also included in the plans. He advised that since the
property is located within Project "Alpha" area, certain additional
procedures are necessary, one of these being to obtain the approval
of the Redevelopment Agency.
Mr. Roberts summarized that the Planning Commission has
recommended to the Redevelopment Agency that the proposal for expan-
sion be permitted to proceed with certain qualifications. The
arrangement of the loading dock on the original plans indicates a
91 foot driveway to provide access to the dock area, which would be
located directly across the street from single family residences,
whereas the Pacific Telephone Company actually proposes to construct
two small driveways with a screen -type wall between to screen this
area from across the street.
Mr. Roberts further noted that with the expansion the
Pacific Telephone Company will be displacing 127 parking spaces.
They have indicated that with redesign of the existing parking area
they could regain 27 of these spaces, and an agreement has been
entered with the City of Anaheim to lease an additional 100 parking
spaces.
Mr. Roberts reiterated that the City Planning Commission
has recommended to the Redevelopment Agency that the proposed expan-
sion of the Pacific Telephone Company facility on Lemon Street be
permitted to proceed with the modifications as noted above to the
loading dock area.
Mr. Keith Murdoch reported that the Redevelopment Commis-
sion has reviewed subject proposal and also made the same recommen-
dation to the Agency, and further recommended, due to their concern
regarding the landscaping treatment to be used along the north
boundary of the project directly opposite Pearson Park, that the
Pacific Telephone Company remain in constant contact with the
Redevelopment Commission with regard to this project.
