RES-2011-018RESOLUTION 2011- 018 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ANAHEIM AUTHORIZING THE PURCHASE OF A PORTION OF ASSESSOR'S PARCEL NUMBER 365- 481 -13 AND TO ENTER INTO A PURCHASE AND SALE AGREEMENT WITH PRADO RIDGE ESTATES HOMEOWNERS ASSOCIATION WHEREAS, the Prado Ridge Estates Homeowners Association ( "HOA ") owns in fee simple Assessor's Parcel Number 365- 481 -13 located in the City of Anaheim ( "HOA Property"); and WHEREAS, the City of Anaheim (the "City ") is interested in purchasing a portion of the HOA Property, such portion consisting of approximately 2,745 square feet, as shown in Exhibit "A" attached hereto and incorporated herein, (hereinafter "Property "); and WHEREAS, the Property is needed to refurbish and expand the Public Utilities Department's Hidden Canyon Pump Station as part of the City's water master plan (the "Project "); and WHEREAS, Hidden Canyon Pump Station is located on City owned land, in close proximity to the Property, and described as Assessor's Parcel 365 -481 -02 ( "City Owned Parcel "); and WHEREAS, the existing pump station building, constructed in 1981, is not large enough to house the new electric generator, requiring the need for acquisition of additional land in order to construct a new building and to perform upgrades, in order to provide water supply reliability and to improve fire flow in East Anaheim and for the future Mountain Park Development; and WHEREAS, an appraisal of the Property was conducted and determined that the fair market value of the Property to be $24,156.00; and WHEREAS, the City wishes to enter into a Purchase and Sale Agreement with the HOA for purchase of said Property. NOW, THEREFORE, BE IT RESOLVED that the City Council finds and determines, for the above stated reasons, that it is in the best interest of the City to purchase the Property and hereby authorizes the City to enter into a Purchase and Sale Agreement with the Prado Ridge Homeowners Association for the purchase of the Property described herein.
