2069 ORDINANCE NO. 2069 111/1 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Planning Commission of the City of Anaheim did heretofore duly pass and adopt a resolution in each of the hereinafter numbered reclassifications, recommending amendments to Title 18 of the Anaheim Municipal Code and changes in the boundaries of the zones hereinafter mentioned and de- scribed, after having held public hearings thereon in the manner and as prescribed in said Title 18 of the Anaheim Municipal Code to consider such proposed changes of zones, and after having received evidence and reports from persons interested therein; and WHEREAS, said City Planning Commission did make find- ings and summaries of its hearings and did recommend changes of zones as set forth in said resolutions; and WHEREAS, upon receipt of said resolutions, reports of findings, summaries of evidence and recommendations of the City Planning Commission, the City Clerk did fix the 27th day of October, 1964, as the time, and the Council Chamber in the City Hall of the City of Anaheim as the place, for public hearings upon said proposed amendments to Title 18 of the Anaheim Munici- pal Code and changes of zones, and did give notice thereof in the manner and as provided in said Title 18 of the Anaheim Municipal Code; and WHEREAS, at the time and place fixed for said public hearings, the City Council did hold and conduct such public hearings and did give all persons interested therein an oppor- tunity to be heard and did receive evidence and reports , and did thereupon consider the recommendations of the City Planning Commission, and did adopt a resolution in each reclassification proceeding, finding and determining that Title 18 of the Anaheim Municipal Code should be amended and that changes in the bounda- ries of said zones should be made as set forth in said resolu- tions. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1: That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional Zoning Map or Maps showing such changes as follows: That all of the property and area situated in the City of Anaheim, County of Orange, State of California, more particularly hereinafter described under separate reclassifica- tion numbers, be changed from the zones in which it is now -1- incorporated to the zone indicated for the specific area under 111/1 each reclassification. Said property is described and designated as follows: RECLASSIFICATION NO. 64-65-29 Lots 124 and 125 of Tract No. 1951, as per Map thereof recorded in Book 63, pages 4 and 5 of Miscellaneous Maps, records of Orange County, California. EXCEPTING THEREFROM that portion lying within the right of way of Ball Road and Magnolia Avenue, as described in deed recorded January 21, 1963 in Book 6401, page 940 of Official Records of said Orange County. That said property be changed from C-3, HEAVY-COMMERCIAL ZONE to C-1, NEIGHBORHOOD-COMMERCIAL ZONE. RECLASSIFICATION NO. 64-65-30 The Northerly 182. 13 feet of the Easterly 131.15 feet of the Northeast quarter of the Northeast quarter of the Northeast quarter of Section 24, Township 4 South, Range 11 West, in the City of Anaheim, as shown on a Map thereof recorded in Book 51, page 11 of Miscellaneous Maps, records of Orange County, California. EXCEPTING that portion lying within the right of way of Ball Road and Magnolia Avenue as described in deed recorded February 28, 1961 in Book 5642, page 322 of Official Records of Orange County, California. That said property be changed from C-3, HEAVY-COMMERCIAL ZONE to C-1, NEIGHBORHOOD-COMMERCIAL ZONE. RECLASSIFICATION NO. 64-65-31 The South 159 feet of the West 194 feet, measured along the Westerly and Southerly lines of the South- west quarter of the Southwest quarter of Section 18, Township 4 South, Range 10 West, in the Rancho Los Coyotes, as per Map recorded in Book 25, page 27 of Record of Surveys in the Office of the County Recorder of Orange County, California. EXCEPTING the Westerly 50 .00 feet lying within the right of way of Magnolia Avenue and the Southerly 50 feet lying within the right of way of Ball Road. ALSO EXCEPTING the triangular parcel described in Parcel 3 of deed recorded June 28, 1955 in Book 111/1 3120 , page 275 of Official Records of Orange County, California. That said property be changed from R-A, RESIDENTIAL- AGRICULTURAL ZONE to C-1, NEIGHBORHOOD-COMMERCIAL ZONE. -2- 1110 RECLASSIFICATION NO. 64-65-32 The North 200 feet of the West 200 feet of the North- west quarter of the Northwest quarter of Section 19, Township 4 South, Range 10 West, in the Rancho Los Coyotes, as said section is shown on a Map thereof recorded in Book 51, page 10 of Miscellaneous Maps, records of Orange County, California. EXCEPTING the Westerly 50.00 feet lying within the right of way of Magnolia Avenue and the Northerly 50 .00 feet lying within the right of way of Ball Road. ALSO EXCEPTING that triangular parcel of land described in Parcel One of deed recorded January 24, 1956 in Book 3367 , page 338 of Official Records of Orange County, California. That said property be changed from R-A, RESIDENTIAL- AGRICULTURAL ZONE to C-1, NEIGHBORHOOD-COMMERCIAL ZONE. RECLASSIFICATION NO. 64-65-34 That portion of the Northeast quarter of Section 7, Township 4 South, Range 10 West, in the Rancho Los Coyotes , in the City of Anaheim, County of Orange, State of California, as said Section is shown on a Map recorded in Book 51, page 10 of Miscellaneous Maps, records of said Orange County, described as follows: Beginning at the intersection of the center line of Moraga Street, and the South line of Tract No. 1161, as per Map recorded in Book 36, pages 45 and 46 of Miscellaneous Maps records of said Orange County; thence South 0° 46' 50" East 0 . 30 feet to the beginning of a tangent curve concave Northeasterly and having a radius of 200 .00 feet; thence Southerly along said curve through a central angle of 23° 48' 24" an arc distance of 83. 10 feet to the beginning of a tangent reverse curve concave Southwesterly and having a radius of 200.00 feet; thence Southerly along said reverse curve through a central angle of 23° 48' 24" an arc distance of 83.10 feet; thence South 0° 46 ' 50" East 310 feet, more or less , to the intersection with the Northerly boundary line of Tract No . 4060, as per Map recorded in Book 181, pages 15, 16 and 17 of Miscellaneous Maps, records of said Orange County; thence Easterly, Southeasterly and Southerly along said boundary line of Tract 4060, to the intersection with the center line of Crescent Avenue, 90 feet in width; thence Easterly along the center line of Crescent Avenue 510 feet, more or less, to the East line of the West half of the East half 111, of the Northeast quarter of said Section 7 ; thence Northerly along said East line to the intersection with the South boundary line of Tract No . 1202 as per Map recorded in Book 37 , page 28 of Miscellaneous -3- Maps , records of said Orange County; thence Westerly along the South boundary of said Tract No. 1202 and 111/1 the South boundary line of the aforementioned Tract No. 1161, 1167 feet, more or less, to the point of beginning. EXCEPTING THEREFROM the Easterly 120 .00 feet of the Northerly 548.00 feet thereof. ALSO EXCEPTING therefrom the Southerly 45 .00 feet lying within the right of way of Crescent Avenue. That said property be changed from R-3, MULTIPLE-FAMILY RESIDENTIAL ZONE to R-A, RESIDENTIAL-AGRICULTURAL ZONE. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
