ORDINANCE NO. 1979
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 927 --
Series 1963-64 in Reclassification No. 63-64-40 ,
recommending an amendment to Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 5th day
of November , 19 63 , as the time, and the Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard -and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-879 , finding
and determining that Title 18 of the Anaheim Municipal Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s)
63R-879 , certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
• to wit:
The South five acres of the East half of the
Southeast quarter of the Southeast quarter of
Section 12, Township 4 South, Range 11 West,
in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, page 11 of Miscellaneous
Maps, records of Orange County, California.
EXCEPTING THEREFROM the Northerly 175.00 feet
of the Easterly 200.00 feet thereof.
ALSO EXCEPTING THEREFROM all that portion lying
Northwesterly of the Southeasterly right of way
line of the land conveyed to the Orange County
Flood Control District, a body politic, as shown
in County Surveyor's Transit Book 108, page 54
on file in the Office of the County Surveyor of
Orange County, California, November 14, 1957.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE and C-2, GENERAL -
COMMERCIAL ZONE, and that it be changed to and incorporated in
C-2, GENERAL -COMMERCIAL ZONE, upon the following conditions:
1. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works and
Superintendent of Streets, prior to final
building inspection.
2. That tree wells shall be provided at approximately
40 -foot intervals in the Lincoln Avenue parkway
abutting subject property; that plans for said
tree wells and the plantings therein shall be
submitted to and approved by the Superintendent
of Parkway Maintenance; and that said tree wells
shall be planted with trees prior to final
building inspection.
3. That a strip of land six feet in width shall be
landscaped, and said landscaping maintained, as
indicated on Exhibit No. 1 on file with the City
of Anaheim; that plans for said landscaping shall
be submitted to and approved by the Superintendent
of Parkway Maintenance; and that said landscaping
shall be installed prior to final building
inspection.
4. That a six-foot masonry wall shall be constructed
along the north property line, except where said
property line abuts the Orange County Flood Control
Channel.
5. That all air-conditioning facilities shall be
contained within the building or properly shielded
40 from view.

6. That plans for the two-story office building
• elevations shall be submitted to and approved
by the Development Review Board prior to the
issuance of a building permit.
SECTION.2.
The City Zoning NAp shall be, and the same'is hereby,
amended, and the property abave described shall be excluded
from the zone,in.which�it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
-Engineer is hereby directed -to preparp, a sectional zoning map
to be added to the City Zoning Nap showing the changes hereby
approved and adopted.
SECTION 3.
Tha.0ity Clerk shall certify,to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published 'and
circulated in -said City, and thirty (30) days from and after
Jets final passage it shall take effect andbein full force.

introduced at a regular meeting of the City Council of the City
of Anaheim held on the 10th day of March, 1964, and that the
same was duly passed and adopted at a regular meeting of said
City Council held on the 31st day of March, 1964, by the
following vote of the members thereof:

AND I FURTHER CERTIFY that the Mayor of the City of
