1972ORDINANCE N.O. 1972 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT- ING TO ZONING. CITY COYNCiL OF THE CITY OF ANAHEIM DOES FIND THAT WHEREAS, the City Planning Commission of the City of Anaheim did heretofore duly pass and adopt Resolution No. 6 Series 1962-63 in Reclassification No. 62-63-63 , recommending an amendment of Title 18 of the Anaheim Municipal Code and a change or changes in the boundaries of the zone or zones hereinafter mentioned and described, after having held a public hearing thereon in the manner and as prescribed in said Title 18 of the Anaheim Municipal Code to consider such proposed change or changes of zone or zones, and after having received evidence and reports from persons interested therein; and WHEREAS, said City Planning Commission did make find- ings and summaries of its hearings and did recommend a change or changes of zone or zones as set forth in said resolution, and WHEREAS, upon receipt of said resolution, report of finding, summary of evidence and recommendation of the City Planning Conimission,'the City Clerk did fix the t day of ��'�, 19 63 as the time, and the 6 Council am ex° -Ent -he City Ha o the City of Anaheim as the Wce, for a public hearing upon said proposed amendment to Title of the Anaheim Municipal Code and change or changes of zone or zones, and d.id give notice thereof" in the manner and as provided in' said Title 1.8 of the Anaheim Municipal Code; and WHEREAS, at the time and place fixed for said public hearing, the City Council did hold and conduct such public hear- ing and did give all persons interested therein an opportunity to be heard and did receive evidence and reports, and did there- upon consider the recommendation of the City Planning Commission, and did adopt Resolution ,(s) No. (s) 63R-281 , finding and determining that Title 18 of the Anaheim— Mann c pal Code should be amended and that a change or changes in the boundaries of said zone or zones should be made as set forth in said resolu- tion(s); and WHEREAS, in accordance with said Resolution(s) 63R2811 , .,certain conditions and requirements were ma�G as conditions precedent to the making of a change or changes of said zone or zones; and WHEREAS, all conditions precedent to said change or changes of zone or zones have been complied with; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1.. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional Zoning Map or Maps showing such change or changes as follows: - 1 62-63-63 That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PORTION "A": The South one-half of the Southwest quarter of the Southwest quarter of the Northwest quarter of Section 14, Township 4 South, Range 11 West, San Bernardino Base and Meridian, in the City of Anaheim, County of Orange, State of California, EXCEPTING THEREFROM the Easterly 159 feet thereof. ALSO EXCEPTING THEREFROM the Southerly 195 feet of the Westerly 203 feet thereof. PORTION "B": The Southerly 195 feet of the Westerly 203 feet of the South one-half of the Southwest quarter of the Southwest quarter of the Northwest quarter of Section 14, Township 4 South, Range 11 West, San Bernardino Base and Meridian, in the City of Anaheim, County of Orange, State of California. now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed to and incorporated in the following zones, upon the conditions hereinafter set forth: That Portion "A" of the real property above described shall be changed to R-3, MULTIPLE - FAMILY RESIDENTIAL ZONE; and That Portion "B" of the real property above described shall be changed to C-1, NEIGHBORHOOD - COMMERCIAL ZONE. That said change of zones shall be made upon the following conditions: 1. That the owners of subject propert shall pay to the City of Anaheim the sum of y$25.00 per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. 2. That adequate areas for trash storage, accessible to trash -truck pickup, shall be provided as determined and required by the Street Maintenance and Sanitation Division of the Public Works Department, which areas shall be enclosed with a solid fence or wall prior to final building inspection. 3. That fire hydrants shall be installed as required and determined necessary by the Chief of the Fire Department, and that said fire hydrants shall be installed prior to final building inspection. 4. That Portion "A" of subject property shall be • developed substantially in accordance with Exhibits Nos. 1, 2, 3 and 4, Revision No. 1, on file with the City of Anaheim. -2- • • 5. That plans for the development of Portion "B" of subject property shall be subject to the approval of the Development Review Division of the Planning Department before the issuance of a__building permit; -and that said plans shall provide -for parkway trees at 40 -foot intervals, and fora landscaped strip of a minimum width of six -feet abutting the Orange and Knott Avenues property lines of said portion. 6. That the rear and -side-walls of the proposed carports shall be stuccoed; that enclosed storage cabinets shall be _provided at the rear wall of each carport; that adequate bumper guards shall be provided to protect the interior walls of the proposed carports; and that all of said items shall have been complied with or completed before final building inspection. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which _it is now,LLsituated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
