ORDINANCE NO. 1965
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 949 --
Series 1963-6L. in Reclassification No. 63-64-53 ,
recommending an amendment to Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 26th day
of November , 1960, as the time, and the Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard -and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-951 , finding
and determining that Title 18 of the Anaheim Municipal Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s)
certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
_ That portion of the Northwest quarter of the Northeast
quarter of Section 17, in Township 4 South, Range 10
West, in the Rancho San Juan Cajon de Santa Ana, in the
City of Anaheim, as sho.an on a map thereof recorded
in book 51, page 7, et seq., Miscellaneous Maps, records
of said Orange County, as said Northeast quarter is indi-
cated on a map of Tract No. 647, recorded in. book 20,
page 34, Miscellaneous Maps, records of said Orange
County, described as follows;
Beginning at the Northeast corner of said Northwest
quarter of the Northeast quarter; thence Westerly 98.00
feet along the North line of the Northwest quarter of the
Northeast quarter; thence South 300.00 feet along the
Easterly fine of the land described in deed to Patrick
G. OYKeefe and wife, recorded November 10, 1955, in book
3278, page 385, Official Records; thence East parallel
with said North line to the East line of said North-
west quarter of the Northeast quarter; thence North along
said East line to the point of beginning;
EXCEPTING THEREFROPI the North 66 feet thereof as granted
to the State of California, in deed recorded August 7,
1957, in book 3998, page 7, Official Records.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be
changed to and incorporated in C-1, NEIaiBORHOOD-COMMERCIAL
ZONE, upon the following condition.
That subject property shall be developed substantially in
accordance with plans and specifications on file with
the City of Anaheim, marked "Exhibits Nos. 1, 2 and
3;" PROVIDED, HOiEVER, that the proposed structure shall
be relocated northerly with a setback of 35 feet from
the front property line to insure adequate privacy for
the single-family subdivision located southerly of the
proposed 3 -story structure.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to ,prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen ( 15) days after its adoption, in the Anaheim Bulletin,
• a newspaper of general circulation, printed, published and

circulated in said City, and thirty ('.0) days from and after
its final passage it shall take effect and be in full force.
