ORDINANCE NO. 102
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
"TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No.53B--
Series 1962-63 in Reclassification No. 62-63-55 ,
recommen 1n.g an amendment of Title 18 of the An3Eeim Muncipa
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon, receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 13th day of
February 9 lg 63 , as the time, and t auncil

a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
'ER:EAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and, did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution '�s) No. (s) 63R-164 , finding
and determining that Title 18 of the An eim Municipal Coda
should be amended and that a change or changes in the boundaries
of said zona or zones should be made as set forth in said resolu-
tion(s) ; and
WHEREAS, in accordance with said Resolution(s)
63R-164 , certain conditions and requirements were made
as con it�:®ns precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, WHEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS -
SECTION 10
That `title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows-.

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
The West 165 feet of the Fast 265 feet of the North
one-half of the West one-half of the North one-half
of the Northwest quarter of the Northwest quarter
of Section 24, Township 4 South, .Mange 11 West, in
• the Rancho Los Coyotes, city of Anaheim, county of
Orange, state of California, as per map recorded in
book 51, page 11 of Miscellaneous Maps, in the
office of the County Recorder of said county.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be
changed to and incorporated in C-1, NEIGHBORHOOD-COIJMERCIAL
ZONE, upon the following conditions:
1. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed with a solid fence
or wall prior to final building inspection.
2. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of
the Fire Department, and that said fire hydrants
shall be installed prior to final building
inspection.
3. That subject property shall be developed substan-
tially in accordance with revised plans submitted
this date and marked "Exhibit A," and in accordance
with Exhibits 1 and 2, insofar as applicable,
submitted with the application for said change of
zone.
4. That a landscaped strip of a minimum width of
two feet shall be provided and maintained along
the Ball Road property line; and that said
landscaping shall be installed prior to final
building inspection.
5. That tree wells shall be installed at 40 -foot
intervals in the parkway portion of the Ball
Road right-of-way abutting subject property; and
that said landscaping shall be installed prior
to final building inspection.
6. That tree wells and a landscaped strip of a
minimum width of two feet shall be installed
along the north property line of the C-1 property
immediately to the west of subject property, as
shown on Exhibit "A" on file with the City of
Anaheim, and that said landscaping shall be
installed prior to final inspection of the
buildings constructed on subject property.
7. That a six-foot masonry wall shall be constructed
along the south and east boundaries of subject
property prior to final building inspection,
• said easterly wall to be waived, however, unless
demanded by the City.

SECT ION 2
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which itis now situated, and incorporated in and
made a part of the zone or zones as above set f-orth, and said
City Zoning Map as amended is hereby adopted and the City -Engineer
Is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and -
adopted.
SECT I00,30
The -City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days -after its adoption, in the Anaheim Bulletin ,
a newspaper of general.circulation, printed, published ani
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINAUCY is approved and signed by
