ORDINANCE NO. 1878
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 692 --
Series 1962-63 in Reclassification No. 62-63-91 ,
recommending an amendment of Title 18 of the Anaheim Municipa
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as .prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
PlanningCommission, the City Clerk did fix the 23rd day of
April .1 19 63 , as the time, and the Council
Chamber in the City HaTI—o-Y-the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did.give all persons interested therein an opportunity
to be heard and'did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-337 , finding
and determining that Title 18 of the Anaheim Ru—nicipal Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s) ; and
WHEREAS, in accordance with said Resolution(s)
63R-337 , certain conditions and requirements were macre
as con itions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
Parcel 1
The southerly half of the west half of the northeast
quarter of the southwest quarter of section 8,
Township 4 South, Range 10 West, in the Rancho Los
Coyotes, city of Anaheim, county of Orange, state
of California, as per map recorded in book 51,page
10 of Miscellaneous Maps, in the office of the County
Recorder of said county.
Parcel 2:
The southwest quarter of the northwest quarter of
the southwest quarter of section 8, Township 4 South,
Range 10 West, in the Rancho Los Coyotes, city of
Anaheim, county of Orange, state of California, as
per map recorded in book 51, page 10 of Miscellaneous
Maps, in the office of the County Recorder of said
county.
Parcel 3:
The southeast quarter of the northwest quarter of
the southwest quarter of section 8, Township 4 South,
Range 10 West, in the Rancho Los Coyotes, in the city
of Anaheim, county of Orange, state of California,
as per map recorded in book 51, page 10 of Miscellane-
ous Maps, in the office of the County Recorder of said
county.
Parcel 4:
The northwest quarter of the northeast quarter of
the southwest quarter of section 8, Township 4 South,
Range 10 West, in the Rancho Los Coyotes, city of
Anaheim, county of Orange, state of California, as
per map recorded in book 51, page 10 of Miscellaneous
Maps, in the office of the County Recorder of said
county.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE,
upon the following conditions:
1. That the following
Parcels 1, 2 and 3
described property:
conditions shall apply to
only of the hereinbefore
(a) That subject property shall be developed
substantially in accordance with Exhibits Nos.
1 to 10, both inclusive, on file with the City
of Anaheim.
(b) That a final tract map of subject property
shall be recorded in the Office of the County
Recorder of Orange County, California.
(c) That the owner of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.

(d) That a six-foot masonry wall shall be con-
structed along the south, east and north
boundaries of subject property prior to
final building inspection.
2. That the following condition shall apply to Parcel 4
only.of the hereinbefore described property:
That a Conditional Use Permit shall be
granted, or a final tract map shall be
recorded in the Office of the County
Recorder of Orange County, California,
prior to the issuance of a building
permit for any construction on said
Parcel 4.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me

do hereby certify that the foregoing Ordinance No. 1878 was intro-
duced at a regular meeting of the City Council of the City of Ana-
heim held on the 23rd day of July, 1963, and that the same was
duly passed and adopted at a regular meeting_ of said City Council
held on the 30th day of July, 1963, by the following vote of the
members thereof:

NOES: COUNCILMEN: None
ABSENT: COUNCILMAN: Coons
AND I FURTHER CERTIFY that the Mayor Pro Tem of the
City of Anaheim approved and signed said Ordinance No. 1878 on the
30th day of July, 1963.
