1869• • ORDINANCE NO. 1869 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT- ING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Planning Commission of the City of Anaheim did heretofore duly pass and adopt Resolution No. 541 -- Series 1962-63 in Reclassification No. 62-63-29 , recommending an amendment of Title 18 of the Anaheim Municipa Code and a change or changes in the boundaries of the zone or zones hereinafter mentioned and described, after having held a public hearing thereon in the manner and as .prescribed in said Title 18 of the Anaheim Municipal Code to consider such proposed change or changes of zone or zones, and after having received evidence and reports from persons interested therein; and WHEREAS, said City Planning Commission did make find- ings and summaries of its hearings and did recommend a change or changes of zone or zones as set forth in said resolution; and WHEREAS, upon receipt of said resolution, report of findings, summary of evidence and recommendation of the City Planning Commission, the City Clerk did fix the 2nd day of Januar, 19 63 , as the time, and tie `Council Ceram ein the Ci_ty Hal-MoT—the City of Anaheim as the place, for a public hearing upon said proposed amendment to Title 18 of the Anaheim Municipal Code and change or changes of zone or zones, and did give notice thereof in the manner and as provided in said Title 18 of the Anaheim Municipal Code; and WHEREAS, at the time and place fixed for said public hearing, the City Council did hold and conduct such public hear- ing.and did.give all persons interested therein an opportunity to be heard and'did receive evidence and reports, and did there- upon consider the recommendation of the City Planning Commission, and did adopt Resolution (s) No. (s) 63R-84 finding and determining that Title 18 of the Tn_aFeim Municipa Code should be amended and that a change or changes in the boundaries of said zone or zones should be made as set forth in said resolu- tion(s); esolu- tion(s); and WHEREAS, in accordance with said Resolution(s) 63R-84 certain conditions and requirements were macre as conditions precedent to the making of a change or changes of said zone or zones; and WHEREAS, all conditions precedent to said change or changes of zone or zones have been complied with as to the prop- erty hereinafter described. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN -AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional Zoning Map or Maps showing such change or changes as follows: - 1 - 62-63-29 That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Beginning at the Northwest corner of that parcel of land conveyed to Willis E. Ford, a married man, by Deed No. 193862 recorded February 14, 1958 in Book 4196, page 524 of Official Records of Orange County, California; thence North 74° 31' 15" East 162.08 feet along the Northerly line of said parcel of land to an intersection with the center line of State College Boulevard (formerly Placentia Avenue) as said State College Boulevard is shown on the Map of Tract No. 1565, recorded in Book 49, pages 20 through 24, inclusive, of Miscellaneous Maps records of Orange County, California; thence North 0* 10' 55" East 190 feet, more or less, along the center line of said State College Boulevard to an intersection with the Easterly prolongation of the Southerly line of Lot 102 of said Tract No. 1565; thence South 74° 31' 15" West 116.99 feet, more or less, along the said Easterly prolongation and Southerly line of said Lot 102 to the Southwest corner of said Lot 102; thence South 0° 10' 55" West 131.83 feet along the Easterly lines of Lots 120, 119 and a portion of the East line of Lot 118, to an angle point in the East line of said Lot 118, all of said Tract No. 1565; thence South 150 23' 45" West 50.48 feet along a portion of the East line of said Lot 118 and a por- tion of the East line of Lot 117 of said Tract No. 1565, to the point of beginning. now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon the following conditions. 1. That adequate areas for trash storage, accessible to trash -truck pickup, shall be provided as deter- mined and required by the Street Maintenance and Sanitation Division of the Public Works Department, which areas shall be enclosed with a solid fence or wall prior to final building inspection of any proposed alteration of existing residences and/or any new construction. 2. That a 6 -foot masonry wall shall be constructed along the west side of subject property, prior to final building inspection of any construction on said property. 3. That outdoor storage of any materials shall be prohibited unless contained within an enclosed trash storage area. 4. That subject property shall be developed substan- tially in accordance with a plan of development • approved by the City Council and on file with the City of Anaheim. That all existing structures on subject property shall be removed, and tree wells shall be provided at 40 -foot intervals in the parkway portion of the State College Boulevard right of way abutting subject property, together with a 6 -foot strip of landscaping abutting the -2- • State College Boulevard right of way, as in dicated on said plan of development; and that said tree wells and landscaping shall be installed prior to final building inspection. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby ap- proved and adopted. SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to,be printed once within fifteen (15) days"after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passageit shall take effect and be in full force.
