ORDINANCE NO, 1829
AN ORDINANCE OF THE C I TY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CIif OF ANAHEIM DOES FIND
THATo
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No, 301 --
Series 1961 -62 in Reclassification No. 61-62-97. ,
recommending an amendment of Title 18 of the aheim Municipal
Code.and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in saoid
Title 1.8 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after a.,.ng received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make findings
and sumftries of its hearings and did recommend a change or changes
of zone or zones as set fo-rth ir: said resolution; and
WHEREAS, upon receipt of said resolution, report of
findipgs, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 2 th day of
Max 19 62 , as the time, and the Councrl .Chamber
n -the City Hall of the City of Anaheim.as the place, for a
public hearing upon said proposed amendment to Title 18 of the
AnaheimMunicipal Code -,and change or changes of zone or zones,
and did' give notice thereof in the manner and as provided in
said Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said put V1ic
hearlrt$, the City Council did hold and conduct such public. ',:.,.aring;
and did.give all persons interested therein an opportunity to be
2bear� and''did :receive evidence and reports, and .did thereupon
consider the recommendation of the City Planning Commission, and
dl.d adopt Resolution (s) No. (s) 62R-, ,24, , finding.
and detet.mining that Title 18 of the Anaheim Municipal Code should'
r aM6nded and that a change or -changes in the boundaries of said
zoffe':or zones should be made as set forth in said resolution(s);
and
WHEREASt ir, a:-cordance with said Resolution (s)
62R-�24 � - , certain conditions and requirements were mare
as conditions precedent to the making of a change or changes of
said zone or zones; and
all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
,ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1..
That Title 18 of the Anaheim Municipal Code relating
to zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:

Lots 124, 125 and 126 of Tract No. 1951, as
7shown on a map recorded in Book 63, Pages 4
and 5 of Miscellaneous Maps, Records of
Orange County, California,
now is R-1, ONE -FAMILY RESIDENTIAL ZONE, and that it be changed
to and incorporated in the following zones upon the conditions
hereinafter set forth:
That Lots 124 and 125 of said Tract No. 1951
be changed to C-3, HEAVY -COMMERCIAL ZONE; and
That Lot 126 of said Tract No. 1951 be changed
to C-1, NEIGHBORHOOD -COMMERCIAL ZONE,
subject to the following conditions:
1. That off-street parking shall be provided on the
basis of a minimum of four spaces per 1,000 square
feet of gross floor area.
2. That plans for the development of subject property
shall provide for improvement of the alley at the
rear of said property to City standards prior to
final building inspection.
3. That driveway accesses onto Magnolia Avenue shall
be limited to the minimum number necessary and as
indicated on the precise plan on file with the
City, except for Lots Nos. 124 and 125.
4. That sidewalks shall be installed by the owners of
subject property to City standards prior to final
building inspection.
5. That subject property shall be developed to conform
to the site plan of development on file with the
City of Anaheim, marked "Exhibit A," and by reference
made a part hereof, except that Lots Nos. 124 and 125
shall be developed in accordance with Exhibits Nos.
1 and 2 and the existing residence on Lot No. 125
shall be removed prior to :final building inspection
of the proposed service station on Lots Nos. 124
and 125, and that plans for the ultimate development
of Lot No. 126 shall be subject to approval of the
Architectural Committee, and in accordance with the
conditions contained herein.
6. That all structures shall be improved as indicated
on the approved final development plans, prior to
final building inspection.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
Is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
Its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
