ORDINANCE N0. 1772
AN ORDINANCE OF THE CITY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL. CODE RELATING TO ZONING
THE CITY COUNCIL OF THE CITY ,OF ANAHEIM DOES FIND
THAT -
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. U9—
Series
—Series 1262-6�- in Reclassification No. 62-610 . ,
recoTmn-ending an amendment of Title 18 of the taheim Municipal
Code,and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public -hearing thereon in the manner and as prescribed in savid
Title I& of the Anaheim Municipal Code to consider such proposed
change or changes of zone .or zones, and afters>r ng received
evidence and reports from persons interested therein,, and
WHEREAS, said City Planning Commission. did make findings
and sumttaries of its hearings and did recommend a change or changes
of zone or zones as set forth fr. ;aid resolutions and
WHEREAS, upon receipt of said resolution, report of
findijigs, summary of evidence and.recommendationr.:of the City
Planning Commission, the City Clerk did fix the 4th day of
-September , 19 62 , as the time, and the ouncil-Chamber
in the ii;y Hall of the city of Anaheim.as the place, for a
public hearing.upon said proposed amendment to Title 18 of the
Anaheim Municipal Code,and change or changes of zone or zones,
and d ids give notice thereof in the manner- and as provided in
said Title 18 of the Anaheim Municipal Code; and
WHEREASO at the time and place fixed for said public
hearing, the City Council did hold and conduct such public: :aring,
and slid .give all persons interested therein an opportunity to be
�heare and 'did -receive evidence and reports, and .did there'u,pon
consider, the recommendation of the City Planning Commission, and
dt'd adopt. Resolution (s) No.. (s) 62R-803 , finding,
and,dettermining that Title 18 of the Anaheim Municipal Code should'
b ig4nded and that a change or changes in the boundaries of said
zof��e° .or zones should be made as set forth in said resolution(s);
and -
WHEREAS, in-i-cordance with said` Resolution (s)
62R-803 , certain conditions and requirements were m�
as conditions precedent to the making of a change or changes of
said zone or zones; and

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the boundaries
of the zones set forth in said Title 18 by adopting a sectional
Zoning Map or Maps showing such,change or changes as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
That portion of lot 3 of Anaheim Extension, in the city
of Anaheim, county of Orange, state of California, as
shown on a map of survey made by William Hamel and filed
in the office of the county recorder of Los Angeles County,
California, a copy of which is shown in book 3 page 163 et seq.,
entitled "Los Angeles County Maps", records of said Orange
County, described as follows:
Beginning at the southwest corner of said lot (for the
purposes of this description the southeasterly line of said
lot is assumed to be the center line of Sycamore Street
adjoining said lot on the southeast); thence
North 16o 241 00" West 199.75 feet to the true point of
beginning; thence continuing North 16" 241 00" West 120.07
feet to the southwest corner of Tract No. -3326, as per map
recorded in book 110 page 31 of Miscellaneous Maps, in the
office of the count -, recorder of said Orange County; thence
North 740 30t 30" East 297.33 feet along the southeasterly
line of said Tract to the southwesterly corner of the land
described in Certificate No. 5905 filed in the office of the
Registrar of Titles in the office of said county recorder
thence South 170 301 30" East 160.25 feet to the northeasterly
corner of the land conveyed to Evelyn V. Jennings by deed
recorded August 3, 1954 in book 2783 page 516 of Official
Records of said Orange County; thence southwesterly 124.765
feet along the northwesterly line of said land of Jennings
and its southwesterly prolongation; thence South 160 241 00"
East 139.75 feet to the southeasterly line of said lot;
thence southwesterly 54.765 feet along said southeasterly
line to a point northeasterly 124.00 feet from the point of
beginning; thence North 16® 24t 00" West 199.75 feet to a
point North 749 301 3011 East 124.00 feet from the true
point of beginning; thence South 740 301 30" West 12t�.00
feet to the true point of beginning. -
EXCEPT the southeasterly 24.75 feet included within
Sycamore Street,
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon
the following conditions:
1. That sidewalks and driveways shall be constructed
on Sycamore Street as required by the City Engineer
and in accordance with standard plans and specifi-
cations on file in the Office of the City Engineer,
and that said sidewalks and driveways shall be
constructed prior to final building inspection.

2. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as
determined and required by the Street Maintenance
and Sanitation Division of the Public Works
Department, which areas -shall be enclosed with a
solid fence or wall prior to final building
inspection.
3. That the owners of subject property shall pay to the
City of Anaheim the sum of $25.00 per dwelling unit,
to be used for park and recreation purposes, said
amount to be paid at the time the building permits
are issued.
4. That subject property shall be developed substantially
in accordance with plans marked "Exhibits Nos. 1 and tri
on file with the City of Anaheim, except that the
turning area in front of the garages shall be a mini-
mum of 26 feet.
5. That a 6 -foot masonry -wall shall be constructed along
the westerly 124 feet of the south property line and
along the easterly 124.76 feet of the south property
line, also along the west property line from the
southerly edge of the garages to the front setback
line, and along the east property line for a - _
distance of lhO feet to separate the parking area
from the adjacent R -A Zone property.
6. That in lieu of garages, there shall be provided --
25 carports, that the interior walls of the
carports shall be stuccoed, where masonry walls
do not exist; that enclosed storage area shall -be
provided along the rear wall of each carport; and
that adequate bumper guards shall be provided to -
protect the rear of the carports.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and made
a part of the zone or zones as above set forth, and said Cify
Zoning Map as amended is hereby adopted and the City Engineer is
hereby directed to 'prepare a sectional zoning map to be added to
the City Zoning Map showing the changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me

NOES: COUNCILMEN: None

AND I FURTHER CERTIFY that the Mayor of the City of
Anaheim approved and signed said Ordinance No. 1772 on the 7th
day of November, 1962.
