That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by cheering the bound- aries of the zones scat forth in said Title 18 by 90ptin g, a sectional Zoning Map or Maps showing such change or changes as follows yl� 64-65-56 T That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: The Northerly 292.00 feet of the Southerly 1074.29 feet of the East half of the West half of the Northwest quarter of the South- west quarter of Section 18, Township 4 South, Range 10 West, San Bernardino Base & Meridian. Excepting any portion thereof included within Tract No. 2062, as shown on a Map recorded in Book 72, pages 3 and 4 of Miscellaneous Maps, records of Orange County, California. now is R -A, � MDENTIAL-AGRICULTURAL ZONE, and that it be changed to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon the following conditions: 1. That all driveways shall be a minimum width of 21 feet, and that a minimum vertical clear- ance of 14 feet shall be provided for a minimum width of 21 feet and at corner cut- offs, 2. That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final building inspection, 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department, said fire hydrants to be installed prior to final building inspection. 4 That the owner of subject property shall pay to the City of Anaheim the sum of $25.130 per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. 5. That a 6 -foot masonry wall shall be con- structed along the north, west and south property lines, prior to final building inspection. 6. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim, marked 'Exhibits Nos. 1, 2, 3 and 4, Revision No. l'; PROVIDED, HOWEVER, that all development along the easterly 90 feet shall be limited to one story in height.
