AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 779 --
Series 1962-63 in Reclassification No. 62-63-117 ,
recommending an amendment of Title 18 of the Anaheim —Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 25th day of
June , 19 63 , as the time, and the Council
Chamber in the City Ha3I-7–the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did.give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the Cit p Planning Commission,
and did adopt Resolution (s) No. (s) 63R-553 , finding
and determining that Title 18 of the An eim Municipal -Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s) 63R-553
, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PARCEL 1:
The West 200.00 feet of that portion of the Southwest
quarter of Section 4, Township 4 South, Range 10 West,
in the Rancho San Juan Cajon de Santa Ana, as shown on
a Map recorded in Book 51, page 10 of Miscellaneous
Maps, records of Orange County, California, described
as follows:
Beginning at the Southwest corner of said Section 4;
thence East along the South line of said Section,
1,320 feet; thence North and parallel with the West
line of said Section, 282 feet; thence Westerly to a
point on the West line of said Section, 240 feet North
of the point of beginning; thence South 240 feet to the
point of beginning.
EXCEPTING THEREFROM the South 200 feet.
PARCEL 2•
The West 200.00 feet of that portion of the Southwest
quarter of Section 4, Township 4 South, Range 10 West,
in the Rancho San Juan Cajon de Santa Ana, as shown on
a Map recorded in Book 51, page 10 of Miscellaneous
Maps, records of Orange County, California, described
as follows:
Beginning at the point on the West line of said Section
4, 240 feet North from the Southwest corner of said
Section 4; thence North along said West line to the
Westerly extension of the South line of Lots 2 and 3,
as shown on a Map filed in Book 1, page 55 of Record of
Surveys in the Office of the County Recorder of Orange
County, California; thence Easterly along said extended
line and the South line of said Lot 2 and the Easterly
extension thereof to an intersection with the Northerly
extension of the East line of the land described in
Parcel 1 in the deed to Alice M. Beckett Krick and
husband, recorded December 22, 1945, in Book 1374, page
217 of Official Records; thence Southerly along said
extended line to the Northeast corner of the land des-
cribed in said Parcel 1; thence Westerly along the
Northerly line of said Parcel 1 to the point of beginning.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon
the following conditions:
1. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file with the City of Anaheim, marked "Exhibit
No. 1."
2. That the air-conditioning facilities shall be con-
tained within the building or shielded from view.

3. That tree wells shall be provided at approxi-
mately 40 -foot intervals in the Euclid Street
parkway abutting subject property; that plans
for said tree wells and the landscaping there-
in shall be submitted to and approved by the
Superintendent of Parkway Maintenance; and that
said tree wells shall be planted prior to final
building inspection.
4. That a 2 -foot strip of land shall be landscaped
and said landscaping maintained as indicated on
Exhibit No. 1 on file with the City of Anaheim;
that plans for said landscaping shall be sub-
mitted to and approved by the Superintendent of
Parkway Maintenance; and that said landscaping
shall be installed prior to final building
inspection.
5. That the existing irrigation ditch along the
north property line shall be replaced with under-
ground irrigation facilities, prior to final
building inspection, and said underground irriga-
tion facilities shall be subject to approval of
the City Engineer.
6. That a 6 -foot masonry wall shall be constructed
along the east property line, extending from the
existing masonry wall to the north property line,
which wall shall be constructed prior to final
building inspection.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
