That said change of zones shall be made upon the following conditions: That the owners of subject property shall deed to the City of Anaheim a strip of land 45 feet in width, from the center line of the street, along Dale Avenue, for street widening purposes. That the owners of subject property shall deed to the City of Anaheim a strip of land 53 feet in width, from the center line of the street, along Ball Road, including a 25-foot radius corner return, for street widening purposes. (a) That all engineering requirements of the City of Anaheim along Ball Road and Dale Avenue, in- cluding preparation of improvement plans and instal- lation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainage faci- lities, or other appurtenant work shall be complied with as required by the City Engineer and in accord- ance with standard plans and specifications on file in the Office of tile City Engineer; and (b) that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guaran- tee ti~e installation of said engineering requirements. That the o~ners of subject property shall pay to the City of Anaheim the sum of $2.00 per front foot, along Ball Road and Dale Avenue, for street lighting purposes. That the owners of subject property shall pay to ~he City of Anaheim the sum of 15¢ per front foot along Ball Road and Dale Avenue, for tree planting purposes. That trash storage areas shall be provided in ac- cordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final building inspection. That subject property shall be developed substantially in accordance with plans and specifications on file with nhe City of Anaheim, marked "Exhibits Nos. 1 and 2~'; PROVIDED, HOWEVER, that accessways to Dale Avenue and Ball Road shall be subject to the approval of the Traffic Engineer. That Portion ~A~ of subject property shall also be developed substantially in accordance with Service Station Minimum Site Development Standards of the City of Anaheim on file in the Planning Department; PROVIDED, HOWEVER, that the elevations for the proposed service station building and canopies shall incorporate masonry materials in a manner compatible with the commercial office development on Portion "B", -3- and tmat said elevation plans shall be subject to approval of the City Planning Commission or the Development Review Board. e That landscaping shall be installed and maintained on Portion "B" as indicated on Exhibit No. 1 on file with the City; that plans for said landscaping shall be submitted to and approved by the Superin- dendent of Parkway ~intenance; and that said land- scaping shall be installed prior to final building inspection. 10. That a 6-foot masonry wall shall be constructed along the east and south property lines of Portion "B" of subject property, prior to final building inspection. 11. That all air conditioning facilities shall be properly shielded from view from abutting streets. 12. That Conditions Nos. 1, 2, ~(b), 4 and 5 above- mentioned shall be complied with within a period of 180 days from date hereof or such further time as the City Council may grant. BE IT FURTHER RESOLVED that the City Attorney be, and he is hereby authorized and directed to prepare and submit to the City Council an ordinance amending Title 18 of the Anaheim Municipal Code to accomplish the objects herein found and determined to be necessary and proper.
