PARCEL 1: Lot 20 of Tract No. 787, in the City of Anaheim, County of Orange, State of California as per map recorded in book 24 page 9 of Miscellaneous Maps, in the office of the County Recorder of said County. PARCEL 2. That portion of Lot 1 in Block A of Tract No. 787, in the City of Anaheim, County of~Orange, State of California, as per map recorded in book 24 page 9 of Miscellaneous Maps, in the office of the County Recorder of said county, which lies southerly of the westerly prolongation of the northerly line of Lot 20 of said Tract No. 787. NOW~ THEREFORE~ BE IT RESOLVED by the City Council of the City of Anaheim that a conditional zoning variance be, and the same is hereby granted permitting a waiver of the Anaheim Muni- cipal Code side yard requirement and a waiver of the minimum offstreet parking requirement of 1-~ spaces per dwelling unit in a garage, to permit the construction of carports, on the property hereinbefore described, subject to the following condi- tions: i · That sidewalks shall be installed along Ball Road as required by the City Engineer and in accordance wi'~h standard plans and specifications on file in the Office of the City Engineer, prior to final building inspection. · That the owner of subject property shall pay to the City of Anaheim the sum of $25.00 per dwell- ing unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. · That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final build- ing inspection. · That the rear and side walls of the proposed car- ports shall be finished with exterior building materials; that enclosed storage cabinets of mini- mum dimensions of 36 inches by 42 inc~hes in height, running the entire width of each carport, shall be provided at the rear wall; that adequate bumper guards shall be provided to protect the interior walls of the carports; and that all of the above items shall have been complied with prior to final building inspection. ~ That this variance is granted subject to the comple- tion of Reclassification Proceedings No. 63-64-42 now pending. The City Council hereby reserves the right to revoke such variance permit for good cause or failure of said owner, his heirs, successors or assigns, to comply with the Anaheim Muni- cipal Code and regulations and the conditions herein. Said variance is granted for the term prescribed by the Anaheim Municipal Code unless otherwise specified herein.
