Lane~ Agent for the petit~oners~ and Public Hearing scheduled %his date,, [Mayor Peb[e¥ entered the Meet:~ng,!:~35 The Zoning Supervisor, Ronald Ihompson, noted the location of subject property and the existing uses and zoning in the immediate area,~ He reported that the basis of the City Planning Commission's denial of the use proposed for Portion No~ 1 was that the establishment would be incompatible with the exist~ lng industrial uses and to the ultimate development in the area° In answer to Council quest~oning~ Mro Thompson advised that the restaurant and cocktail lounge prevzously approved for subject property~ (Conditional Use Permit Noo 549} was oriented with a complex which included an off~ce building: That the proposed hours of operation and the amount of traffic which would be generated from the proposed establishment would be detrimental to the area~ and traffic to the proposed future industrial devel~ opment on Portion No 2 would use the parking area on Portion Noo 1 for access° Mayor PebZey asked 1f the petitioners or their representative wished to address the City Counczl.~ Mr., Joe Lane~ [335 W. Valencia Drive~ Suite G~ Fullerton, agen~ for the petitioners~ addressed the Co~nc~l~ advising that the billiard and pizza parlors would be housed ~n a 14~000 square foot s%ructure~ meeting all requirements for industrial buiidings, and could be converted to industrial use~ tha~ the primary business would be the 48 table billiard parlor, not a "beer hall~~' and he explained the nature of the bus,hesse. Dr~ MoL~ Weinstein, resident of the D~yer Drive area for eve~ ten years~ stated that each year the traffic on Westmont Drive has creased considerably As a temporary expedient for the children in the area~ he re,~ested a four to five foot clearance for parkways along West Street on both sides of Wes~mont Drive for a walk way~ pending future installations of sldewaiks~ The City Engineer advised that a supplementary report on possible installation of sidewalks could be submitted prior 'to the next City Council meeting° At the conclusion of the discussion~ the City Engineer was in,-, structed to place wooden stakes at the property lines of properties in the immediate area where no sidewalks exist~ to illustrate the right=,of~, way area which could be cleared$ further~ %o contact the owners of pro= perry at the northwest 3nd southwest corners of the intersection in ques~ tlon to determine the mos% feasible method of resolving the problems~ and report back to the City Council at a later date~ ADJOURNMENT~ Councilman Kre~n moved to adjourn° Councilman Schutte seconded the motion,~ MOTION CARRIED° ADJOURNED~ 3~ 30 P City Clerk
