Resolution-PC 2001-114~ RESOLUTION NO. PC2001-114 • A RESOLUTION OF THE ANAHEIM CITY PLANNING COMMISSION TERMINATING ALL PROCEEDINGS IN CONNECTION WITH CONDITIONAL USE PERMIT NOS. 527, 995, 1037 AND 2701, AND VARIANCE NO. 2365 WHEREAS, on January 6, 1964, the Anaheim City Planning Commission adopted Resolution No. 1015, Series 1963-64, to approve Conditional Use Permit No. 527 to establish a trailer park at 3345 West Lincoln Avenue; and WHEREAS, on February 20, 1968, the City Council adopted Resolution No. PC68-21 to approve Conditional Use Permit No. 995 to permit a 47-unit motel with waivers of minimum required building setback and building and structural height limitations on property located on the north side of Lincoln Avenue approximately 990 feet east of the centerline of Knott Street; and WHEREAS, on July 1, 1968, the Planning Commission adopted Resolution No. PC68-202 to approve Conditional Use Permit No. 1037 to expand an existing mobile home park on a landlocked parcel located approximately 350 feet north of the centerline of Lincoln Avenue and 990 feet east of the centerline of Knott Street; and WHEREAS, on August 5, 1985, the Planning Commission adopted Resolution No. PC85-184 to approve Conditional Use Permit No. 2701 to retain a mobile home at 3335 West Lincoln Rvenue; and -- WHEREAS, on May 25, 1972, the Planning Commission adopted Resolution No. PC72-103 to approve Variance No. 2365 to permit a mobile home in conjunction with an existing single- family residence at 3335 West Lincoln Avenue for finrelve years or until sale of the property; and WHEREAS, the subject properties are developed with a single-family home and a mobile home at 3335 West Lincoln Avenue, a 30-space mobile home park (Lazy Living Mobile Home Park) at 3345 West Lincoln Avenue, and a motel (Madrid Motel) at 3351 West Lincoln Avenue; that the western portion of the site is zoned CL (Commercial, Limited) and the balance is zoned RS-A-43,000 (Residential/Agricultural); that the properties are located in Community Planning Area No. 3(West Anaheim Planning Area) and the West Anaheim Commercial Corridors Redevelopment Project Area; and that the Anaheim General Plan Land Use Element designates the properties for General Commercial land uses; and WHEREAS, Scott Syphax and the Nehemiah Corporation, property owners, submitted a letter requesting termination of Conditional Use Permit Nos. 527, 995, 1037 and 2701, and Variance No. 2365 to comply with the conditions of approval of Variance No. 4181 which was granted by the Planning Commission on February 28, 2000 to permit a 132-unit, 3-story affordable seniors' apartment complex on subject property. NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby terminate all proceedings in connection with Conditional Use Permit Nos. 527, 995, 1037, Variance No. 2701, and Variance No. 2365 on the basis of the foregoing findings.
