A RESOLUTIO, OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FIN~.t.NG THAT THE CONSIDERATION FOR THE
SALE OF PROf~RTY TO ALAN AND LA DEL CLENDENEN
IS NOT LESsi~HAN FAIR MARKET VALUE IN ACCORDANCE
WITH COVENAFTS AND CONDITIONS GOVERNING SUCH SALE~
AND APPROVI$G THE SALE OF SUCH PROPERTY AND SAID
DISPOSITION: ~D DEVELOPMENT AGREEMENT
WHEREAS, th, Anaheim Redevelopment Agency (the
"Agency") is engaged: ~n activities necessary to execute and
implement the RedeveH>pment Plan (the "Redevelopment Plan ") for
Redevelopment Project: Alpha (the "Project")~ and
WHEREAS, in, order to implement the Redevelopment Plan,
as amended, the Agenpy proposes to sell, pursuant to the terms
and conditions of a Piisposi tion and Development Agreement,
certain real property (the "Site") located on the South side of
Cypress Street East bf Orange Street.
WHEREAS, A1~~ and La Del Clendenen, a sole
proprietorship (the .'!Deve1oper "), have submitted to the Agency a
written offer in the form of said Disposition and Development
Agreement to purchas~ the Site at a fair and equitable price for
uses in accordance wjith the Redevelopment P1an~ and
WHEREAS, th~ proposed Disposition and Development
Agreement contains ap..1 provisions, terms, conditions and
obligations required by State and local 1aw~ and
WHEREAS, th~ Agency has determined that Developer
possesses the qua1if~cations and financial resources necessary
to acquire and ensur~ redevelopment of the Site in accordance
with the purposes a~ objectives of the Redevelopment P1an~ and
WHEREAS, p~suant to such provisions of the California
Community Redeve1op~nt Law, the Agency and the City Council
held a joint public bearing on the proposed sale of the Site and
the proposed Disposi!tion and Development Agreement ~ and

WHEREAS, t~ Agency has prepared a summary setting
forth the cost of t~ Disposition and Development Agreement to
the Agency, the est~mated value of the interest to be conveyed
determined at the highest uses permitted under the Redevelopment
Plan and the purchase price, and has made said summary available
for public inspectiqn in accordance with the California
Community Redeve1op~ent Law~ and
WHEREAS, tqe City Council has duly considered all terms
and conditions of tqe proposed sale and finds that the
redevelopment of the Site pursuant to the proposed Disposition
and Development Agreement is in the best interests of the City

and the health, safety, morals, and welfare of its residents~ is
in accord with the pUblic purposes and provisions of applicable
State and local law ~nd requirements~ and is necessary to
effectuate the Redev~lopment Plan.

NOW, THEREFPRE, BE I~ RESOLVED BY THE CITY COUNCIL OF
THE CITY OF ANAHEIM ~S FOLLOWS:
1. The City Council hereby finds and determines that
the consideration for sale of-the Site pursuant to said
Disposition and Deve~opment Agreement is not less than fair
market value in accotdance with covenants and conditions
governing such sale.
2. The sa~e of the Site by the Agency to the
Developer and the Di~~osition and Development Agreement, which
establishes the termhl and conditions for the sale and
development of the Slte, are hereby approved.
