A RESOLUTI~N OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM I GRANTING VARIANCE NO. 3413.

WHEREAS, a.ter a request for variance by TSU YI REN and
SHIRLEY REN, owners, !was received, a public hearing before the
Planning Commission ~f the City of Anaheim was held upon due and
proper notice, a res It of which Variance No. 3413 was granted
covering the followi 9 described property:
LOT 73 OF TRACT 16812, IN THE CITY OF ANAHEIM, AS PER
MAP RECORDED I~NIBOOK 258, PAGES 18, 19, and 20 OF
MISCELLANEOUS ,PS IN THE OFFICE OF THE RECORDER OF
SAID COUNTY; an
WHEREAS, tjereafter, within the time prescribed by law,
an interested party r the City Council, on its own motion, caused
the review of said Panning Commission action at a public hearing
noticed and held as rescribed by law and, as a result thereof, the
City Council does he eby make the following findings:
1. That there!are special circumstances applicable to the
property, including lize, shape, topography, location or
surroundings, which 0 not apply to other property under identical
zoning classificatio in the vicinity.
2. That, beCaj'Se of special circumstances shown in (1)
above, strict applic tion of the zoning code deprives the property
of privileges enjoye by other property under identical zoning
classification in th, vicinity.
NOW, THEREtORE, BE IT RESOLVED by the City Council of the
City of Anaheim thatla conditional zoning variance be, and the same
is hereby, granted Pirmitting enlargement of an existing garage,
living room and bedr om and construction of a new fifth bedroom on
the property hereinb.fore described with waivers of the following
sections of the Anah im Municipal Code:

That said variance be granted subject to the following conditions:
1.
That plans shal~ be submitted to the Building Division showing
compliance wit'" the minimum standards of the City of Anaheim,
including theiform Building, Plumbing, Electrical, Housing,
Mechanical and ire Codes as adopted by the City of Anaheim.
The appropriatelpermits shall be obtained for any necessary
work.

2. That subject prbperty shall be developed substantially in
accordance with! plans and specifications on file with the City
of Anaheim markbd Exhibit Nos. 1 and 2.
3. That prior to the time that a building permit is issued, or
within a periodl of one year from the date of this resolution,
whichever occur~ first, Condition No.1, above-mentioned,
shall be compli~ with. Extensions for further time to
complete said cpnditions may be granted in accordance with
Section l8.03.0~0 of the Anaheim Municipal Code.
4. That prior to f~nal building and zoning inspections, Condition
No.2, above-mehtioned, shall be complied with.
BE IT FURTHER that the City Council of the City of Anaheim
does hereby find and! determine that adoption of this Resolution is
expressly predicated! upon applicant's compliance with each and all
of the conditions he~einabove set forth. Should any such
condition, or any pa~t thereof, be declared invalid or
unenforceable by the! final judgment of any court of competent
jurisdiction, then t~is Resolution, and any approv~ls herein
contained, shall be ~eemed null and void. "
