98-247RESOLUTION NO. 98R- 247 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ANAHEIM AMENDING SPECIFIC PLAIN NO. 88-2 FOR THE SUMMIT OF ANAHEIM HILLS AND A~MENDING RESOLUTION NOS. 88R-395 AND 88R-396, AS PREVIOUSLY AMENDED, ACCORDINGLY (AMENDMENT NO. 3) WHEREAS, pursuant to the procedures set forth in Chapter 18.93 of the Anaheim Municipal Code, the City Council has heretofore adopted Resolution No. 88R-395 adopting Specific Plan No. 88-2, and Resolution No. 88R-396 approving zoning and development standards for certain real property described therein and referred to as The Summit of Anaheim Hills; and WHEREAS, Specific Plan No. 88-2 and Resolution Nos. 88R-395 and 88R-396 were subsequently amended from time to time; and WHEREAS, the City of Anaheim has received an application to amend Specific Plan No. 88-2 and its zoning and development standards as set forth in Resolution Nos. 88R-395 and 88R-396, as amended; and WHEREAS, the petitioner proposes to redesignate Development Area No. 208 of The Summit of Anaheim Hills Specific Plan from a commercial site to a single-family attached residential site to provide for the development of up to 22 single-family attached dwelling units ("paired" homes); to amend the Zoning and Development Standards for Development Area 208 to standards which are the same as for Development Area Nos. 103, 104, 203 and 207, which are based on the RM-3000(SC) (Residential, Multiple-Family - Scenic Corridor Overlay Zone); and to transfer 22 units from Development Area 205 to Development Area 208; and WHEREAS, the Anaheim City Planning Commission duly adopted its Resolution No. PC98-162 recommending approval of said amendment; and WHEREAS, the City Council did hold a public hearing upon said application, notice of which hearing was given in the manner required by law; and WHEREAS, the City Council, after due consideration of all evidence, testimony and reports offered at said public hearing does hereby find with respect to said proposed amendment that: 1. The property covered by the specific plan, as amended by Amendment No. 3 (the "Plan"), has unique site characteristics including topography, location and surroundings which will be
