. $ WHERE~S, The City Planning Commission of the City of 3~hCm has received a
Verified Petition from the GENERAL PETROLEUM CORPORATION, 2619 East 3?th Street,
~ Vernon, California, as lessee of a certain parcel of reel property situated in
the City of Anaheim, Co~r.~y of Orange, State of California, described, as follows:
The South 200 feet of the West 200 feet el' the Southeast quarter of the
6 Southwest quarter of Section 34, Township 3 South, Range 10 West, in the
Rancho San Jnen CaJon de Santa A-a. It is further described as the north-
east corner of Orangethorpe Avenue and ~liv~.
8 The ~pplicant requests that a waiver be grarAted from the P-L, PARKING-
LANDSCAPING ZONE to permit the establishment of a Super Service Station
on this property.
10 WHE~W~S, The City Planning Commission did hold a Public Hesm'ing at the City
Nall in the City of Anaheim on Monday, Febrn~y 1, 1954, NOTICES of which said
11 Public Hearing were d~Lly given as required by la~ and the provisions of the
ANAHEIM MUNICIPAL' CODE, Section 9200; and
WHEREAS, Said Commission after due inspection~ investigation and studies
13 made by itself and in its behalf and after due consideration of all evidence and
reports offered at said Heering, does find and determine the following:

1. There appear to be exceptional circumstances applicable to the proposed
15 use of this property that do not apply to other property in the seine
vicinity and zone.

2. The P-L zone does not appear to be applice, ble to Service Stations in as much
17 as their pumps are located in the front portions of tb~.ir lots.
~ 18 3. It does not appear that the waiver of the P-L zonewould be detrimental to
other property in the area, in as much as any of it used for manufacturing
19 would still requtred the use of this zone.
