'WHEREAS, Said Commission after due inspection, investigation and studies made
by itself and in its behalf and after due consideration of all evidence and report~
offered at said Hearing, does find and detemine the following:
1. The properties surrounding the subject property are presently zoned
for R-2 and R-3.
2. A variaUce was recently ~rauted for a duplex dwelling on the lot to
the north.
