~: WHEREAS~ Ihe City Planning C6mmission of the City of Anaheim has received a
~. ~. Verified Petition from ARTHUR J. ROQUEI, 757 North Zeyn Street, Anaheim,
; . . California~ as owner, of a certain parcel of real property situated in the City
~ ~ 3 of Anaheim~ County of Orange, State of California, described as follows:
:. 4 Lots 16 and 17~ Block F, Zeyn Tract Annex No. 2, located at 754 to
758 North Lemon Street.
The applicant requests permission to erect a new GROCERY STORE at
. t 8 758 North Lemon Street and remodel the existing building at 754
.:. North Lemon Street. The property is presently zoned as R-3, MULTIPLE
~ 7 FAMILY RESIDENTIAL.
WH£REAS, The City Planning Commission did hold a Public Hearing at the Jify
; 8 Hall in the City of Anaheim, on Monday, February 21, 1955~ NOTICES OF WHICH SAID
9 PUBLIC HEARING were duly given as required by law and the provisions of the
.: ANAHEIM MUNICIPAL CODE, Section 9200; and

i WH-~REA$, Said Commission after due inspection, investigation and studies
made by itself and.in its behalf and after due consideration of all evidence
:, 11 and reports offered at said Hearing~ does find and determine the following:
12 1. The pre,~ent Grocery Store has been in this location for many

2. It would appear that there is a need for increased service in
1~ the area.
15 3. T~e new building and remodeling of the present structure should
...... 18 improve the appearance of the area.
NOW~ THER£FORE~ BE IT RESOLVED THAT THE ANAH£IM CITY PLANNING CO~ISSION
!? HEREBf GRANTS VARIANCE NO. 299, subject to:
18 1. The providing of off-street parking for approximately 30 cars.
19 2. The deeding to the City of Anaheim of 10 feet along the rear of
Lots 16 and 17 to the existing garage for the widening of the
P.O alley.
