A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
,~DENYING VARIANCE_NO,. 473
WHEREAS, The City Planning Commission of the City of Anaheim has received
2 a Verified Petition from C. A. ZIMMERF~NN, 120 West South Street, Anaheim, Cali-
fornia, as owner of a certain parcel of real property situated in the City of
5 Anaheim, County of Orange, State of California, described as follows:
4 The West 60 feet of the property at the Southwest corner of South
Los Angeles Street and West South Street.

The applicant requests permission to cut two lots from the property
6 described above. The lot next to the street will be left 60 feet
by 141 feet deep, the next lot, with a small house, would be 60
7 feet by 70 feet and the 'third lot would be 60 feet by 52 feet. On
the 60 by 52 foot lot it is proposed to erect a building for Auto
8 Electrical Repairing° The property is presently classified as R-3,
MULTIPLE FAMILY RESIDENTIAL.

WHEREAS, The City Planning Commission did hold a Public Hearing at the City
10 Hall in the City of Anaheim, on December 19, 1955, NOTICES of which said Public
Hearing were duly given as required by law and the provisions of the ANAHEIM
11 MUNICIPAL CODE, Section 9200.: and
12 WHEREAS, Said Commission, after due inspe~.tion, investigation and studies
made by itself and in its behalf and after due consideration of all evidence and
l~ reports offered at said Hearing, does find and determine the following facts:
14 1. All of the proposed lots are 52 feet wide, whereas the City Ordinance
now requires 70 feet.
l§ 2. The proposed two rear lots contain 3640 square feet and 270~ square
feet and the City Ordinance requires 7200 square feet.
16 3. The rear lot proposed for a Commercial Use is objected to by the
surrounding residential properties. This lot would front on an alley.
17 ~. The granting of this Variance might be detrimental to other properties
in the area.

NOW, THEREFORE, BE IT ~ESOLVED THAT THE ANAHEIM CITY PDANNING COmmISSION
19 HEREBY D~IES VARIANCE NO. 473.
