WHEREAS, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as follows:
As a portion of Lot 16, Anaheim ]Lxtension, beginning at the center line intersec-
tion of Placentia Avenue, 60 feet in width and Vermont Avenue 66 feet in width,
said point also being the Southeasterly corner of said Lot [6; thence from s~id
point of beg4-.4-~ and along the center line of Yennont Avenue and the Southerly
line of said Lot 16, S 74° 34t 15" 1~, ~641.43 feet, more or less, to the Westerly
line of the 1_-~ conveyed to Bernard SAhroeder by deed recorded in Book 352, Page
266, Deed Records of said Or_-~ze County; thence along the Westerly line of the
land of Schxoeder, N 15° 27t 20" W, 2S$.83 feet; thence entering the land of
Sc~roeder, N 74° 34t 13" u, 712.$7 feet, more or less, to the Basterly line of
said Lot 16, and the center line of Placentia Avenue; thence along the UasterIy
line of said Lot 16 a-d the center line of Placentia Avenue, SOO 0St 15" W,
263.51 feet, the Southerly 13~ feet of the ]~aSterly 133 feet measured along the
l~ast and South lines, zespectiDeiy, of Lot 16 of the Anaheim Bxtension, be changed
from R-A, RBSID~AGRICULTORAL to R-3, I~ULTIPLB-FAIiLLY-RI~SID~NTIAL.
The Applicant requests t~h_-t the above property be reclassified from R-A, R]tSID~NTIAL-
AGRICULTURAL, to R-3,
WHBREAS, The City Planning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim upon said VBRIFIBD PBTITION of RECLc. SSIFICATION
NO. F-56-$7-6 on the 16th day of July , 1936 , NOTICB of which said
Public Hearing was duly given as required by law and the provisions of the
ANAN~IM MUNICIPAL CODE, Section 9200; and
WHEREAS, Said Commission, after due inspection, i~vestigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. The property facing on yezmont Street .is across from ~ future City Park
and an l~lementa~y School, which a~e R-3, llses.
2. The property on the North faces on Tyro~ Street, a cul-de-sac street with
single-family residences on one Side, therefore, the applicant should
provide a buffer on this street between these lots and the proposed
to the South.
3.There are exceptional conditions on the South portion of the property
but none on the North poxtion,
4. i Variance would grant the North portion of the .~roperty substantial
~ property rights not enjoyed by the property across the street.
