~LEREAS, The City Planning Commission of the City of Anaheim has received
2 Verified Petition from A. C. SITZENSTOCK, 733 South ]Euclid Avenue, Anaheim, Cali-
fornia, as Owner of a certain parcel of real property situated in the City' of
~ Anaheim, County of Orange, State of California, described as follows:
4 The North 160 feet of the East 291 feet of the S½ of the S~ of the

The applicant requests permi-~on to Cut off four (4) separate lots with
6 a private driveway from his property.
7 WH~RBAS, The City Planning Commission did hold a Public Hearing at the City
Hall in the City of Anaheim, on September 4~ 1956, NOTICES of which said Public
8 Hearing were duly given as required by law and the provisibns of the ANAHBIM
MUNICIPAL CODE, Section 9200g and

~RPAS, Said Commission, after due inspection, inve~gigation and studies
10 made by itself and in its behalf and after due consideration of' alt evidence ~nd
reports offered at said Hearing, does find and determine the fol/','~ing facts:

1. This parcel was kept out of a subdivision.
12 2. The owner now finds that it is not feasible to try to farm such a
small parcel.
13 3. The property can be cut into four (4) large lots with a private road
for ingress and egress.
14 4. The granting of the Variance will not be detrimental to other properties
in the area.

16 H~KEBY GRANTS VARIANCE NO. 614 SUBJECT TO:
17 1. The deeding b the City of Anahei~ of 20 feet along Euclid Avenue for
street widening.
18 = 2. The ~nstallation of curbs, gutters, and sidewalks on Euclid Avenue.
3. The filing of a Record of Survey map with the City of Anaheim and the
19 County of Orange.
